Duties
- Oversee the day-to-day maintenance operations and objectives.
- Supervise and manage the maintenance team, providing guidance and support to ensure effective operations.
- Communicate assignments to the maintenance team and monitor the workload throughout the day to make sure that tasks are completed timely and efficiently.
- Participate in completing service requests including repairing and replacing appliances, plumbing systems, and air conditioning, heating, and electrical systems, etc.
- Manage the “make ready” process of vacant units including making lists of tasks and repairs needed, and obtaining supplies, to ensure completion within established deadlines.
- Assist in scheduling and supervising contracted services as needed (H.V.A.C., electrical, plumbing, elevators, carpet cleaning, painters, landscaping, etc.), to ensure quality of work and timeliness.
- Maintain supply and tool inventory; oversee ordering and delivery of necessary supplies and equipment.
- Ensures all properties meet government regulations and environmental, health, safety and security standards.
Requirements
- 3-5 years' minimum experience in Property Maintenance, Building Trades, or related role.
- Must possess the knowledge and skills to perform on-site basic repairs including HVAC systems, appliances, water heaters, electrical, plumbing and any other special equipment on a property.
- Ability to identify issues and determine repairs that are needed.
- Ability to plan maintenance schedules for building systems.
- Excellent problem-solving abilities with a logical approach to troubleshooting issues.
- Supervisory experience.
- Valid driver’s license and clean record required.
