Job Summary

The Land Use Planner will be responsible for overseeing the procurement of zoning entitlements and construction permits for our Wireless Telecommunication and Electric Vehicle Charging Station (EVCS) infrastructure teams. This role demands a deep understanding of federal, state, and local regulations, particularly as they pertain to telecommunications and EVCS projects. The ideal candidate will provide regulatory expertise, draft zoning reports for jurisdiction applications, and drive site acquisition efforts. Strong interpersonal skills are essential, as the position requires building relationships with jurisdictions, leading public hearings, and providing project updates to clients. Additionally, the Land Use Planner will lead a team of land use technicians, ensuring smooth communication and project progress, while maintaining a high level of accuracy in project forecasting.

Essential Job Functions:
•Manage zoning approval, building permits, and other jurisdictional permits for client sitedevelopment projects across the country.
•Analyze and interpret jurisdictional codes and ordinances to ensure project complianceand secure timely approvals.
•Draft complex zoning documents, including zoning analyses, alternative site analyses, anddiscretionary permit findings.
•Represent the company at public hearings to secure discretionary approvals.
•Manage the issuance and tracking of Purchase Orders (POs) related to land usedepartments on a project basis.
•Lead client deployment calls and provide regular project updates to ensure clientsatisfaction.
•Assist in training and onboarding new team members.
• Manage a portfolio of at least three concurrent projects, ensuring progress and timely completion.
• Maintain a 90% forecast accuracy or greater

Other Job Functions:
• Monitor project forecast dates and adjust schedules as necessary to meet client expectations.
• Collaborate with design teams to offer creative solutions to ensure project approvals.
• Review and interpret construction documents related to wireless and EVCS infrastructure.
• Travel as needed (approximately 10% of the time).
• Drive project efficiency by proactively identifying and resolving challenges.

Education Required:
• A college degree or equivalent years of experience is required.

Experience Required:
• Proven experience with the Telecommunications Act and the Spectrum Act.
• Familiarity with reading and interpreting Radio Frequency Data Sheets.
• Experience securing discretionary entitlements in the wireless or EV infrastructure industries (preferred).
• Proficiency in Public Speaking at Public Hearings.
• Ability to accurately forecast a project’s submission and completion dates.
• Strong understanding of zoning, planning, and building codes across various jurisdictions.

• Exceptional written and verbal communication skills, with the ability to clearly explain complex regulatory information.
• Strong ability to interpret zoning, planning, and building codes across a wide range of jurisdictions, including state and federal requirements.
• Solid organizational skills and the ability to manage multiple projects simultaneously.
• Take initiative in project management.
