PROPERTY AND ASSET MANAGER

Department: Property Management

Reports to:  Manager of Property and Asset Management

Employment Status Classification: Exempt Full Time Salary,

Salary Range: $40,000-$45,000 a year

Job Description Summary:

The Property and Asset Manager is a key member of the Community Housing Network Property and Asset Management team. The position is responsible for both property and asset management for programs managed by Community Housing Network. 

Essential Functions: 

  • Inspections of real property
  • Negotiate leases and lease amendments
  • Assess and monitor preventative maintenance
  • Maintain accurate and up to date property management records        
  • Write specifications, schedule maintenance and repair work, evaluate and approve work proposals, monitor work progress and completion, and authorization of payment
  • Maintain positive working relationships with tenants, service providers, licensing and regulatory agencies, inspectors and appraisers, and contractors
  • Maintaining up to date occupancy certifications and paperwork
  • Interpret and enforce lease provisions
  • Maintain compliance with applicable procedures and contracts
  • Accurate tracking/budgeting of property management expenses by forecasting maintenance requirements, preparing an annual budget, scheduling expenditures and analyzing variances
  • Participate in the company emergency after hours on-call system
  • Daily travel to various properties throughout Oakland, Macomb and Wayne counties to preform job responsibilities
  • Other duties as assigned

Qualifications and Skills:

  • Applicants must have at least 2-5 years experience in related field. 
  • Knowledge in compliance for HOME funds, HUD 811, Low income tax credit as well as property and asset management highly desirable and preferred
  • Valid Real Estate License and HQS Inspection certificate required or ability and willingness to obtain one upon hire
  • Certified Occupancy Specialist for HUD
  • Ability to obtain and maintain a valid certificate for Recipient Rights Training within 30 days of hire
  • Must possess proficient computer skills (MS Office Suite) and be very comfortable using MS Excel spreadsheets and all features of MS Outlook
  • Must be attentive to details and able to multi-task in a fast-paced environment         
  • Knowledge and usage of software associated with grant authorities (Yardi, Onesite)
  • Must possess a high level of independent judgment, be well-organized, pro-active, self-directed, and have excellent time management skills 
  • Valid driver’s license and personal automobile coverage limits minimum: Bodily Injury $100,000 each person, $300,000 each occurrence Property Damage $100,000 each occurrence.
  • Some evening and/or weekend hours may be required

Travel:
 
 Travel required within the communities served.

CHN reserves the right to require a motor vehicle record check with respect to any employee where driving is an essential function of the position.

Work Environment and Physical Demands:

This position includes field-work, in-office work and work from home office.

The primary function of this job requires travelling to community partner locations, shelters, community spaces, program participant homes, and meeting program participants in the field.

While performing the functions of this job, the position is both sedentary and at times requires the ability to be active including standing, walking in the outside elements, in and out of vehicle bending, lifting and/or arranging files and office products and supplies and may require employee to periodically stand on a short step stool to access files.
