Job Title: Regional Property Manager
Position Summary:
The Regional Property Manager is responsible for overseeing the operational and financial performance of a designated portfolio of residential properties. This role ensures that each community operates efficiently, maintains high occupancy and resident satisfaction, and achieves budgeted financial goals. Experience with AppFolio property management software is essential to streamline operations and reporting across all sites.
Key Responsibilities:
Portfolio & Operations Oversight
- Supervise daily operations for a portfolio of residential communities.
- Conduct regular site visits to ensure physical asset quality, curb appeal, and operational compliance.
- Review and approve work orders, lease files, and resident notices in AppFolio.
Team Leadership & Development
- Manage and support on-site Community Managers, Leasing Consultants, and Maintenance Supervisors.
- Provide ongoing coaching, training, and performance evaluations to ensure team effectiveness and growth.
- Assist with recruitment, onboarding, and staff transitions as needed.
Financial Management
- Develop, implement, and manage annual operating budgets for each property.
- Monitor income and expense reports in AppFolio; analyze variances and implement corrective actions.
- Approve vendor invoices, oversee collections, and control operating costs.
Leasing & Marketing Strategy
- Collaborate with site teams to drive occupancy, retention, and revenue.
- Oversee marketing strategies, online presence, and leasing incentives.
- Analyze market trends to adjust pricing and positioning accordingly.
Resident Relations & Service Quality
- Review resident feedback and intervene on escalated concerns to ensure high satisfaction.
- Oversee implementation of resident events, service standards, and move-in/move-out processes.
- Ensure communities deliver a consistent and welcoming resident experience.
Technology & Compliance
- Leverage AppFolio for lease administration, rent collection, maintenance tracking, and reporting.
- Ensure compliance with fair housing laws, lease regulations, and internal company policies.
- Oversee safety procedures, risk management, and vendor compliance across all sites.
Qualifications:
- 3–5 years of multi-site property management experience, preferably in multifamily housing.
- Knowledge of Appfolio, or similar property management systems.
- Strong understanding of property budgeting, P&L oversight, and lease administration.
- Proven leadership and communication skills with the ability to manage and motivate diverse teams.
- Knowledge of local, state, and federal landlord-tenant laws and fair housing practices.
