Position Description: The Director of Engineering, acting under the direction of the General Manager, oversees and supervises all maintenance, ground personal. They oversee and supervise engineers, painters, and landscapers. Be available for emergencies 24/7.
Position Duties: To perform this position successfully, an individual must be able to perform each essential duty satisfactorily. - Perform routine inspections, maintenance, and repairs on HVAC systems, including boilers, chillers, cooling towers, and closed-loop systems.
- Develop and implement comprehensive preventive maintenance plans for all mechanical systems.
- Reviewing maintenance contracts such as water treatment, fire equipment, elevator, pool maintenance, and gym equipment repair.
- Ability to analyze complex engineering problems and propose effective solutions promptly.
- Experience in handling emergencies and developing contingency plans.
- Assist in the creation and management of the engineering department budget.
- Monitor expenses and seek cost-effective solutions without compromising quality.
- Conduct regular inspections to identify potential issues and ensure optimal functioning of equipment.

- Assist General Manager with unfamiliar issues.
- Reviewing maintenance contracts such as water treatment, fire equipment, elevator, pool maintenance, and gym equipment repair.
- Organize fire and earthquake evacuation plans/ Fire life and safety per Reg 4 requirements.
- Hiring and managing of Engineering / Maintenance Personnel.
- Review and inspect remodeling of units by outside contractors as applies to Shared Area elements of the property.
- Oversee subcontractors as directed by General Manager.
- Respond to homeowner needs.
- Work with County to uphold requirements and keep the building within regulation.
- Prepare applications for county permits.
- Hold Safety meetings per OSHA requirements.
- Purchasing of materials and equipment to maintain property.
- Develop and oversee preventive maintenance procedures.
- Other duties as assigned.
Requirements:
- A minimum of 5 years of experience in a similar position, preferably within a high-rise residential community or a property management setting.
- Minimum of 2 years of experience in a leadership Engineer position
- In-depth knowledge of HVAC systems, including boilers, chillers, cooling towers, and closed-loop systems.
- Thorough knowledge of community association development and understanding of HOA
- Previous employment at property of similar scale with a proven work history.
- Proven experience in leading and managing a team of engineers and maintenance staff.
- Proficiency in understanding, troubleshooting, and repairing complex mechanical systems within a high-rise building.
- Familiarity with local building codes and regulations related to mechanical systems.
- Knowledge of accepted management practices and procedures, building, and grounds maintenance requirements, personnel development and administration, and budget and finance.
- Ability to apply principles, practices, and objectives of recreation, administration, and management.
- Thorough knowledge of community association development and understanding of HOA’s
- Ability to report and motivate employees to accomplish established goals within the related areas of responsibility.
- Ability to establish work standards, and to evaluate personnel performance.
- Ability to prepare and supervise the keeping of a variety of records and reports.
- Ability to communicate effectively with others in English both orally and in writing.
- High school diploma
- Valid CA Driver’s License and proof of valid auto insurance, and clean driving record.
- Proficient in the use of Microsoft Office software (specifically Word, Excel, Outlook, PowerPoint) and project management/planning software
Language Skills:
The position requires proficiency in US English. The candidate must have good written communication skills, and the ability to communicate effectively with employees at all levels of the organization, both orally and in writing.

- All mechanical and electrical equipment, tools, and ladders to be provided by Marina City Club
- All equipment, supplies, etc. to be delivered to Marina City Club via courier services or company vehicle.
