POSITION: Sr. Facilities Specialist
Purpose Statement
The job of Sr. Facilities Specialist is done for the purpose/s of performing a variety of general and specialized activities in the maintenance and repair of County Office building, facilities and equipment including tasks in areas such as electrical work, construction, carpentry, plumbing and painting; and maintain a safe work environment.
This job reports to the Assigned Administrator/Supervisor.
Essential Functions
- Designs, upgrades and repairs of existing irrigation systems and components (e.g. valves, wiring, timers, switches, backflow preventers, etc.) for the purpose of ensuring equipment and/or components are in proper working order and meet state water conservation requirements.
- Attends trainings for the purpose of developing professional trade and safety skills and learning current updated policies and procedures.
- Designs and installs drainage systems for the purpose of appraising and correcting drainage problems occurring on sites.
- Independently estimates materials and equipment needed for assigned projects for the purpose of obtaining materials, conferring with vendors to place orders and discussing product pricing information.
- Fabricates equipment parts and tools for the purpose of meeting specialty needs and/or replacing unavailable parts. Weld, metal and wood work various materials as needed.
- Inspects and repairs leaks, obstructions and general system failures in a variety of fixtures (e.g. faucets, drinking fountains, toilets, urinals, sinks, pipes, etc.) for the purpose of performing plumbing duties as required and as needed. Knowledge and understanding of Uniform Plumbing Codes.
- Installs and/or repairs a wide variety of materials (e.g. locks, integrated electronic lock systems (S2), doors, windows, classroom equipment such as projector screens, carpet, tile, roofing, cabinetry, drywall, fences, plumbing, insulation, glass, electrical, masonry, technology related components, etc.) for the purpose of providing enhancements and/or upgrades.
- Interprets blue prints, diagrams, plans, sketches, manuals and specifications for the purpose of determining the efficient and safe installation of new or upgraded systems.
- Maintains electrical systems and fixtures (e.g. main switching gear, wiring, switches, outlets, plugs, ballasts, bulbs, fuses, circuits, motors, relays, etc.) for the purpose of identifying and making necessary repairs as part of preventive maintenance. Knowledge of and ability to work with various voltages to include 208/240 transformer taps, AC and DC power, low voltage specific to HVAC/Heating 12/24 volt, single, three phase and high voltage power. Knowledge and understanding of National Electric Codes (NEC).
- Maintains work areas, tools and equipment for the purpose of ensuring availability in safe operating condition.
- Operates and maintains a variety of equipment (e.g. saws, drills, backhoes, tractors, trenchers, various hand and power tools, etc.) for the purpose of maintaining building and grounds in a neat, clean safe and sanitary condition.
- Performs a variety of skilled trade functions (e.g. plumbing, painting, HVAC, carpentry, etc.) for the purpose of completing projects within established time frames.
- Performs routine and preventive maintenance for the purpose of ensuring the ongoing functioning of facilities.
- Performs a variety of general carpentry and construction work (e.g. construct articles of wood such as partitions, cabinets, door, floors, book cases, furniture, painting walls, etc.) for the purpose of assisting with remodeling rooms and buildings. Knowledge and understanding of current building codes.
- Prepares written materials (e.g. repair status, activity logs, etc.) for the purpose of documenting activities and/or conveying information.
- Repairs heating, ventilation, air conditioning systems and equipment (e.g. maintain and replace filters, compressors, heat exchangers, fans, motors, contactors, transformers, limit switches and belts; clean and lubricate parts as needed, etc.) for the purpose of ensuring a safe working condition.
- Purchase and safely handle refrigerant for the purpose of ensuring the ongoing functioning of equipment.
- Install and service commercial appliances to include stoves(gas/electric), dish washers, ice machines, water heaters, ventilation hoods, etc for the purpose of ensuring the ongoing functioning of facitlities.
- Transports a variety of furniture, tools, equipment and supplies for the purpose of ensuring the availability of materials required at job site.
Other Functions
- Performs other related duties as assigned for the purpose of ensuring the efficient and effective functioning of the work unit.
Job Requirements: Minimum Qualifications
Skills, Knowledge and Abilities
SKILLS are required to perform multiple, technical tasks with a potential need to upgrade skills in order to meet changing job conditions. Specific skill based competencies required to satisfactorily perform the functions of the job include: performing skilled maintenance involving the carpentry, plumbing and electrical trades; using hand and power tools skillfully and safely; operating a variety of equipment and machinery such as various saws, planes, drill presses, sanders, jack hammers, drills, sandblasters and forklifts; operating a motor vehicle as necessary; planning and managing projects.
KNOWLEDGE is required to perform algebra and/or geometry; read technical information, compose a variety of documents, and/or facilitate group discussions; and analyze situations to define issues and draw conclusions. Specific knowledge based competencies required to satisfactorily perform the functions of the job include: methods, practices, equipment and tools used in various trades including carpentry, electrical and plumbing; health and safety regulations; proper methods of storing equipment, materials and supplies; requirements of maintaining school buildings in a safe, clean and orderly condition; uniform plumbing codes; various voltages to include 208/240 transformer taps, AC and DC power, low voltage specific to HVAC/Heating 12/24 volt, single, three phase and high voltage power; National Electric Codes (NEC).
ABILITY is required to independently schedule activities and prioritize work orders; gather and/or collate data; and use job-related equipment. Flexibility is required to work with others; work with data utilizing specific, defined processes; and operate equipment using standardized methods. Ability is also required to work with a wide diversity of individuals; work with similar types of data; and utilize a variety of job-related equipment. Responsibilities include: working under limited supervision using standardized procedures; providing information and/or advising others; operating within a defined budget. Working Environment
The usual and customary methods of performing the job's functions require the following physical demands: significant lifting, carrying, pushing, and/or pulling, frequent climbing and balancing, frequent stooping, kneeling, crouching, and/or crawling and significant fine finger dexterity. Generally the job requires 5% sitting, 90% walking, and 5% standing. The job is performed under minimal temperature variations and under conditions with exposure to risk of injury and/or illness.
Experience Job related experience is required.
Education High school diploma or equivalent.
Equivalency Any combination equivalent to: graduation from high school and four years experience in one or more of the building and maintenance trades.
Designated positions in this classification may require possession of valid and appropriate HVAC licensing or certification.
The stated education and experience requirements are the preferred minimum qualifications for this job. However, relevant experience to substitute for the education requirement and relevant education, certificates and/or licenses to substitute for the experience requirement may be allowed.
