Position Summary:
The Division Director leads leasing and property management operations for the Houston portfolio. Based at the Houston corporate office, this role requires a dynamic leader with broad experience in commercial real estate. Reporting to the President and COO, the Director drives performance, operational efficiency, and team culture while supporting the company’s growth strategy.
Key Responsibilities:
Strategic Leadership & Operations:
- Lead all leasing and property management activities for the Houston portfolio.
- Align departmental goals, OKRs, and initiatives with company strategy.
- Oversee budgets and financial performance; drive cost control and operational efficiency.
- Implement scalable systems and process improvements.
- Collaborate with executive leadership on growth, innovation, and strategic planning.
Leasing & Property Management:
- Set and track leasing performance metrics; ensure occupancy and revenue targets are achieved.
- Ensure high standards in facility maintenance, tenant satisfaction, and vendor management.
- Adjust leasing and asset strategies based on market trends.
- Support revenue growth through strategic leasing and retention initiatives.
People & Culture:
- Lead and mentor directors, property managers, and leasing agents.
- Promote a collaborative, high-performing team culture.
- Manage employee relations, including performance and conflict resolution.
- Partner with HR on recruitment, onboarding, and associate development.
Community Engagement:
- Serve as the company's local liaison to community leaders and partners.
- Cultivate relationships with external stakeholders and business organizations.
- Support local branding, visibility, and community outreach efforts.
Technology & Resources:
- Collaborate with IT to implement technologies that improve operations and tenant experience.
- Oversee operational procedures, vendor management, and resource optimization.
Qualifications & Requirements:
- Education: Bachelor’s degree required; MBA or equivalent preferred.
- Experience:
- 10+ years in commercial real estate operations, strong leasing experience, including team leadership.
- Proven success managing large, multi-site portfolios.
- Strong background in leasing, property management, and sales.
- Skills:
- Strong leadership, communication, and organizational abilities.
- Strategic thinker with a hands-on approach to problem-solving.
- Tech-savvy with experience in real estate systems and analytics.
- Track record of leading teams and delivering measurable business results.
- Travel: Frequent travel within the Houston area; additional travel based on business needs.
