General Description and Scope:

Under the direction of the Director of Facilities (DF) will perform preventive maintenance and repair of fixtures, equipment, and structures in the Health Care Center facility.  May also be requested to perform similar tasks in surrounding apartments and mobile homes.

 

Job is Tuesday-Saturday,  7:00 - 3:30pm

 

Essential Duties and Responsibilities:

  1. Builds, installs, assembles, and maintains equipment.
  2. Performs carpentry, electric, plumbing, painting, sheetrock repair, pest control, pressure washing buildings and hard surfaces, cleaning roofs and gutters, and related skills as required and in accordance with state and county regulations.
  3. Performs and records preventive maintenance according to procedures and schedule developed by the Director of Facilities.
  4. Assists with unloading of food and equipment.
  5. Assists in yard and ground maintenance in accordance with direction from the DF.
  6. Responsible to always use tools and operate equipment in a safe manner considering persons, buildings, or other equipment that might be endangered or damaged because of negligence.
  7. As a part of work routine, watches for maintenance problems, makes repairs as necessary or reports problems to the DF.
  8. Understands basic operation of facility fire sprinkler and alarm systems.
  9. Has read and understands specific duties for fire and disaster preparedness.
  10. Follows all applicable safety rules for assigned duties.
  11. Follows hand washing techniques realizing the health importance of good personal hygiene; uses universal precautions as indicated.
  12. Follows all chemical mixing instructions for personal safety and effectiveness of the chemical.
  13. Respects the privacy and confidentiality of all residents.
  14. Keeps work area and maintenance shop clean and orderly with tools put away appropriately.

  1. Is willing to perform other maintenance duties as deemed necessary by the DF.
  2. Promotes Warm Beach Senior Community (WBSC) by maintaining a neat, clean professional appearance as defined in the WBSC employees’ handbook and appropriate to working with older adults.
  3. Performs duties in a safe manner and follows safety rules including reporting any work related injury at the time of injury to the supervisor.
  4. Attends required inservice and training programs
  5. Performs other duties as specified.

 

 

Physical Demands

  1. Physical and mental health to meet job requirements.
  1. Ability to move freely in the facility and exterior environment.
  2. Ability to lift or move 50 pounds on a frequent basis and to reach above and under, push and pull on a repetitive basis using proper body mechanics in performance of maintenance tasks.
  3. Speech, sight and hearing to effectively communicate, read and create documents.  
  4. Speech, sight and hearing to communicate effectively by varied means including but not limited to telephone, in person, by e-mail, or fax and while meeting or greeting clients and conversing with residents or speaking publicly.
  5. Mobility is necessary to sit, stand, walk and tour the community by foot and by car.
  6. Mobility is necessary to assist disabled or frail individuals by pushing wheelchairs or handling walkers in and out of automobiles or holding doors for people.
  7. Ability to climb and descend stairs.
  8. Ability to use computer keyboard that requires fingering.

 

 

Working Conditions

  1. Variable weather conditions
  1. Well-lighted and ventilated maintenance shops
  2. Variable environmental conditions in attics, crawl spaces, and interiors of buildings

 

 

Personal Specifications:

  1. Education and/or on-the-job experience relating to general building repair and equipment repair.
  1. Must be able to read and write English sufficient to maintain preventive maintenance lists and perform maintenance per maintenance request forms.
  2. Must have desire and ability to perform quality workmanship in a timely manner.
  3. Must have the ability to understand and be sensitive to the special problems and needs of the elderly and their families.
  4. Wear appropriate clothing as described in maintenance dress code policy.
  5. Must have and maintain a valid Washington State Drivers License and inform your immediate supervisor and Human Resources (HR) of any convictions that occur after receipt of this job description.
  6. Self-motivated, self directed and self disciplined.
  7. Knowledge of WBSC programs, mission and purpose.
  8. Ability to maintain confidentiality.
  9. Regular, predictable and dependable attendance.
  10. Ability and maturity to prioritize use good judgment and tact.
  11. Willingness to abide by WBSC policy and procedures.
