The Facilities Manager supports a large and growing portfolio of over 700 warehouse facilities across the United States. They must possess an agreeable and flexible mentality and must be comfortable with a low-bureaucracy organization where speed, adaptability, and a field-first mentality are paramount. This role supports the repairs, maintenance, compliance, and improvements to the branch facilities and will report directly to the Sr. Facilities Manager on the Corporate Real Estate team.
Primary Responsibilities:
- Schedule and manage facility repair and maintenance, and other work requests, tracking to completion and ensuring adherence to approved project budget.
- Respond to all work orders in a timely manner, ensuring all projects close in accordance with departmental procedure.
- Manage all work orders through the effective use of SRS’s work order management system.
- Manage vendors from bid to project completion, ensuring comprehensive communication between branch staff, field leadership, and other service providers as required to ensure smooth and efficient coordination and execution of work, minimizing business disruption and ensuring approved work is performed according to industry best practice.
- Effectively identify and coordinate resources necessary to meet project requirements.
- Develop project objectives, scopes of work, and timelines in consultation with internal customers, vendors, and the supervisor and track projects daily to ensure accuracy and timely completion. Report progress to the supervisor on a weekly, monthly, and as needed basis.
- Coordinate and deliver various projects including, but not limited to: building improvements, furniture additions and replacements, punch items from large scale projects, disaster recovery, upgrades/replacement of building systems, and surrenders of warehouse facilities.
- Conduct site walks or building assessments at surrender as required.
- Provide support for the annual budgeting process and developing long-term building improvement plans for multiple locations.
- Collect and manage R&M contracts, keeping files up to date in facility workflow management software, proactively ensuring adherence to lease guidance and compliance with state and local laws.
- Assist in the procurement of vendors and service bids as required.
- Partner cross-functionally as required with real estate, lease administration, construction, regional security managers, and field operations teams (including branch staff and District Operations Managers).
- Identify opportunities for improved facilities operations, making recommendations on how to save costs regarding facility repairs.
- Receive and review vendor invoices for accuracy, ensure proper cost center coding, and submit to Accounts Payable in a timely manner.
- Other projects or duties as assigned.
Skills and Abilities:
- Excellent communication, organization, and problem-solving skills
- Understanding of basic technical aspects of warehouse property management (i.e. data closets, HVAC and chiller systems, fire protection systems, general building systems including mechanical & electrical systems, racking, security, etc.).
- Proficient in navigating and understanding local and state laws governing facility requirements.
- Experience working in facility workflow management software and/or construction project management software.
- Proficiency with Microsoft Excel.
- Ability to work independently with little supervision and effectively deal with stressful, and time-sensitive situations.
- Self-motivated, confident, energetic, and flexible.
- Must be professional, dependable, and have reliable attendance.
- Ability to prioritize multiple projects at any given time.
Additional Requirements:
- Travel requirements less than 10%. This is a hybrid position/onsite position. Our corporate office is located at 7440 S. Hwy 121 McKinney, TX 75070.
Qualifications:
- Education Required: High School Diploma
- Education Preferred: Bachelor’s degree with focus in Project Management, Facilities Management, Construction Management, or related disciplines a plus.
- Experience Required: 5+ years of experience in a corporate facilities management role that required the management of a portfolio of facilities either regionally or nationally.
