ESSENTIAL DUTIES:

The position includes, but is not limited to, the following essential job duties, responsibilities and requirements:

Lead and Develop a Team of Real Estate Analysts

  • Manage and mentor a team of analysts who support Real Estate Development Managers on new builds, relocations, acquisitions, and redevelopments.
  • Oversee analyst work on Management Approval Packages (MAPs) and Store Location Approval Packages, ensuring high-quality deliverables.
  • Provide coaching, performance feedback, and opportunities for development and growth.
  • Coordinate work assignments and project timelines to keep the team aligned with priorities and deadlines.
  • Foster a collaborative, learning-focused culture built on accountability and results.

Support Real Estate Strategy & Development Execution

  • Work with Development Managers to advance the company’s real estate strategy across:
    • New-to-industry developments
    • Raze & rebuilds
    • Store relocations
    • Acquisitions
  • Ensure project documentation is accurate, timely, and aligned with internal requirements.

Drive Analytics & Financial Modeling

  • Guide the team’s use of financial models to evaluate project returns and assess strategic fit.
  • Refine and adapt models for different deal structures and business scenarios.
  • Translate data into actionable insights and clear recommendations for senior leadership.
  • Utilize tools like Excel, Power BI, GIS software, and Smartsheet to analyze, track, and communicate project and portfolio performance.

Lead Market Research & Competitive Intelligence

  • Oversee analyst research into site ownership, zoning, traffic, and permitting requirements.
  • Maintain a database of competitive activity, including current and rumored growth plans.
  • Help evaluate potential acquisition opportunities and validate market assumptions.

Cross-Functional Coordination

  • Act as a liaison between Real Estate, Development, Construction, Legal, Finance, and Operations to ensure deal alignment and execution readiness.
  • Track and manage documentation and milestones using Smartsheet and internal reporting tools.
  • Support coordination and handoffs between internal and external stakeholders.

Grow Into a Broader Leadership Role

  • Build leadership experience in:
    • People management
    • Strategic thinking
    • Delegation and team accountability
  • Shadow senior leaders to learn advanced site selection, negotiation, and project lifecycle management.
  • Prepare for promotion into a Manager-level role with increased responsibility and visibility.
