About the Department

Definition:  Under general supervision of the Housing Maintenance Supervisor, maintains the interior and exterior condition of all subdivision homes, assigned areas and properties associated with, and managed by, the Housing Division.  Performs a variety of maintenance, construction, renovation, cleaning and repair activities for Housing Division units and property to ensure safe livable condition and to safeguard the properties.  This job class is treated as FLSA Non-Exempt and considered a DRIVING position.

Essential Functions:  Essential functions may vary among positions and may include the following tasks, knowledge, abilities, skills, and other characteristics.  This list of tasks is ILLUSTRATIVE ONLY and is not intended to be a comprehensive listing of tasks performed by all positions in this classification.

Position Duties

1. Housing Maintenance: Performs a wide variety of associated maintenance tasks including, but not limited to, electrical, plumbing, HVAC, carpentry, roofing, home cleaning, landscaping, grounds keeping, and preventive maintenance on a scheduled or as-needed basis or at the direction of the Maintenance Supervisor.

  • Performs work order repairs plus minor and major renovations to Housing Division units including home cleaning and roof repairs.
  • Completes work orders as received by deadlines set by supervisor.  Keeps the supervisor informed of progress and materials used.  Requests supplies needed to complete work assignments and unit renovations.  
  • Maintains an inventory of assigned tools and equipment.
  • Assists in maintaining the inventory of supplies and materials by signing out inventory and accounting as per the work order or unit renovation.
  • Replaces tiles.
  • Keeps the maintenance shop area facilities and equipment in safe and optimum operating order.
  • Complies with OSHA safety practices.

 

2. Electrical: Performs and assists in installing, testing and repairing electrical fixtures and equipment.
  • Safely operates electrical, power and manual tools and equipment including, but not limited to, generators, compressors, pipe benders and other equipment.
  • Assists in preparing material lists for inventory, assigned work and unit renovations.
  • Assists in testing the continuity of circuits to ensure electrical compatibility and safety of all components.
  • Measures, cuts, installs and fastens conduit, conductors, boxes, panels and meters in the renovation and maintenance of the Housing Division units.
  • Removes abandoned materials as necessary to provide renovation and maintenance of Housing Division units.
  • Demonstrates proficiency with installation and wiring of electrical fixtures including, but not limited to, light fixtures, outlets, ceiling fans, light switches, etc, 
  • Makes minor repairs to appliances including ranges, refrigerators, washer and dryers.
  • Troubleshoots repair switches, elements, timers, motors, etc.
  • Works proficiently on a daily basis with PVC conduit, IMC conduit, EMT conduit, Romexwire, X-wire, THNN wire, fasteners and fittings in the construction and maintenance of Housing Division units.
  • Works from blueprints, drawings, sketches, work orders and verbal instructions.  Reads and follows sketches, diagrams or blueprints showing location of electrical fixtures and equipment

 

3. Plumbing: Assist in assembling, installing, testing and repairing plumbing fixtures for building maintenance projects by working from blueprints, drawings, work orders and verbal instruction.
  • Assists with installation of all types of piping systems.
  • Installs and repairs air and water lines plus water disposal systems.
  • Installs tubs, toilets, sinks, water heater and other fixtures pertinent to water or waste systems.
  • Cuts, bevels and threads pipe as necessary to perform installation or repair on the plumbing systems.
  • Assists with trouble-shooting plumbing problems and making necessary repairs.
  • Opens clogged drains, replaces valves, washers and any other items as required.
  • Repairs and replaces lawn irrigation systems.
  • Performs all duties related to the plumbing trade as assigned.

 

4. Heating, Ventilation & Air Conditioning (HVAC):  Assists with installing, testing and repairing electrical fixtures and air conditioning (A/C) equipment by working from blueprints, drawings, sketches, work orders and verbal instructions.  Reads and follows sketches, diagrams or blueprints showing location of A/C fixtures or equipment.
  • Repairs, replaces and/or installs heating and cooling systems in homes and replaces inoperable systems in existing homes.
  • Repairs air conditioning and heating units that may include, but is not limited to, changing out motors, compressors, reversing valves, switches, start kits, fan relays, supply registers, return air grilles, ducting and digital thermostats.
  • Conducts fall and spring preventative maintenance on all Housing Division HVAC units.
  • Assists with trouble-shooting HVAC problems and making necessary repairs.

 

5. Carpentry: Performs skilled and unskilled carpentry tasks.  Assists with installing and repairing structural elements of residential homes by working from blueprints, drawings, sketches, work orders and verbal instructions.
  • Conducts work that includes basic carpentry, drywall installation and repair, installing and repairing damaged doors and jambs plus interior casing and baseboards.
  • Cuts boards and lumber to cover vacant homes and broken windows.  Cuts and installs new window frames and screens.  Applies paint to all necessary completed carpentry repairs.
  • Repairs, replaces and installs interior and exterior doors.
  • Installs and replaces dead bolt locks, house locks and related keying system.
  • Repairs kitchen cabinet drawers.
  • Performs remodeling and renovation work involving removing and installing paneling, removing and replacing non-load bearing walls, constructing new walls in accordance with approved plans and installing, taping and painting sheet rock.  Installs, repairs and constructs roofing and associated construction.
  • Reads and follows sketches, diagrams and blueprints showing location of studs, trusses and headers.

 

6. Painting: Repairs, replaces, removes paint and paneling.
  • Paints interior and exterior surfaces.
  • Prepares housing units for repainting including patching drywall damages and caulking.
  • Utilizes all painting methods including taping off, roll-on, brushing and paint sprayer.

 

7. Preventative Maintenance: Performs site visit inspections to determine preventative maintenance actions required.  Completes and assists fellow departments when conducting assigned site visits.
  • Provides inspection reports to supervisor regarding overall condition of the home.
  • Compiles reports and work orders for statistical analyses.
  • Follows the prescribed preventative maintenance schedules.
  • Maintains a daily log of tasks.
  • Maintain equipment and tools.

 

8. Groundskeeping & Landscaping: Ensures all SRCHD property is properly and well maintained.
  • Maintains landscaping and grounds by cutting weeds, trimming trees plus spraying post and pre-emergent chemicals on a scheduled basis.
  • Works in different weather conditions with exposure to the elements.
  • Cleans up work areas and hauls trash from project to landfill for disposal on an as needs basis.

 

9. Administrative: Prepares monthly, quarterly and annual reports as assigned including site visit reports, maintenance inspection reports and daily logs.
  • Ensures day-to-day maintenance is being performed by tenants in compliance with established standards, guidelines and agreements.
  • Provides reports to supervisor on tenant work order requests and general condition of the homes.
  • Follows the established preventative maintenance schedule.
  • Maintains a daily log of tasks.
  • Requests supplies needed to complete work assignments and unit renovations.
  • Performs and maintains the physical inventories.

 

10. Miscellaneous:  Performs other job related duties as assigned by the Maintenance Supervisor or Maintenance Manager.


Knowledge, Skills, Abilities and Other Characteristics:

  • Knowledge of SRPMIC history, customs, culture and traditions.
  • Knowledge of housing maintenance and repair procedures and practices plus uniform building codes.
  • Knowledge of basic carpentry practices, basic plumbing installation, basic electrical system installation, maintenance and repair practices, basic heating and cooling system installation, maintenance and repair practices.
  • Knowledge of SRPMIC ordinances, rules, policies and procedures including the Housing Division policies.

 

  • Skill completing basic building, repair, maintenance and renovation projects.
  • Skill with basic to moderately advanced carpentry.
  • Skill installing, maintaining and repairing heating and cooling systems.
  • Skill installing, maintaining and repairing electrical circuits.
  • Skill installing, maintaining and repairing plumbing fixtures.
  • Skill establishing and maintaining effective working relationships with clients, coworkers and contract workers.
  • Skill maintaining accurate records, compiling information for reports, completing residential work orders and prioritizing work orders received.
  • Skill reading blue prints, electrical diagrams and engineering schematics

 

  • Ability to work in all types of weather conditions.
  • Ability to perform a variety of physical activities requiring agility including bending, stooping, lifting, moving, carrying and climbing.
  • Ability to respond to “24/7” emergency repair requests within 30 minutes.
  • Ability to adhere to maintenance work orders, deadlines and track work completion for work orders.
  • Ability to properly utilize all hand tools associated with building trades including electrical and HVAC testers, construction materials, chemical cleaners and electrical parts.
  • Ability to lift and carry 50 lbs.

Minimum Qualifications

  • Education:  Graduation from high school or GED equivalent required.
    • For enrolled Community Members without a GED, must obtain a GED.  Requires participation in the HR GED Program and successful completion of the Arizona state certified exam in order to continue employment with SRPMIC.

 

  • Experience:  3 years full time building maintenance and repair work included plumbing, electrical, carpentry, drywall repair, painting HVAC, appliance installation, exterior wall surface work and construction/repair of windows and porches and other closely related work is required.
    • Completion of a post high school program in Building Trades, Home Remodeling, Maintenance or one of the construction trades may substitute for one year of the required experience.
  • Equivalency:  Any equivalent combination of education and experience that will allow the applicant to satisfactorily perform the duties of the job may be considered.
  • Underfill Eligibility: An enrolled Community Member whom closely qualifies for the minimum qualifications for a position may be considered for employment under SRPMIC Policy 2-19, Underfill.

Other Qualifications

  • May be required to work beyond normal work hours including nights, weekends and holidays.
  • May be required to work in extreme weather conditions including heat, cold, rain, etc.
  • May be required to pursue further training in assigned duties. 
  • Must possess and maintain a valid Arizona Driver’s License.
