JOB CLASSIFICATION SUMMARY

 

Positions assigned to this class are responsible for performing basic routine maintenance, preventative maintenance, and repair work in and on Town buildings and facilities in areas such as plumbing, custodial maintenance, painting, carpentry, remodeling tasks, HVAC, and other basic building trades. 


DISTINGUISHING CHARACTERISTICS

This is an intermediate level facilities maintenance classification in the maintenance and operations job family. Incumbent(s) demonstrate working knowledge of routine work applications and troubleshooting/diagnosis, working independently and referring more complex issues to superiors. Assignments require learned skills and a good technical understanding of the basics.

Position Duties

ESSENTIAL DUTIES

The following are intended to describe core work functions of this classification.  While the level and broad nature of essential duties may not change, specific work tasks will vary over time depending on the Town’s needs.

 

  • Responds to and completes assigned work orders involving emergency, routine or basic preventive maintenance.
  • Performs carpentry, painting, plumbing and custodial maintenance on Town buildings and facilities.
  • Performs monthly inspections of building fire extinguishers, GFIs’, exit signs and emergency lights.
  • Assists in various tasks involving repairing and maintenance of appliances including refrigerators, stoves, Reverse Osmosis (RO) units and microwaves.
  • Performs removal of graffiti on Town buildings and facilities.
  • Performs general cleaning/maintenance tasks necessary to keep facilities, vehicles, equipment, and tools in operable condition.
  • Performs set ups in rooms/areas for meetings/events; lifts/moves equipment, furniture, and heavy materials; loads, transports, and unloads equipment.
  • Assists with custodial stocking and consumable inventory and distribution;
  • Performs light bulb replacement in or on Town facilities.
  • Performs basic, routine building maintenance related to maintaining plumbing fixtures, filters, sewer lines and HVAC.
  • Performs related work as assigned.

Minimum Qualifications

MINIMUM QUALIFICATIONS (at job entry)

Education and Experience:  

 

High School Diploma or GED and 2 years of related experience; or an equivalent combination of directly related education and experience. Vocational Degree preferred. 

 

LICENSING/CERTIFICATION REQUIREMENTS 

  • Driver's License;
  • Maintain all certifications/licenses required at job entry.

KNOWLEDGE

  • Local, state, and federal codes and regulations, including National Electrical Code and relevant Town codes;
  • Electrical construction and maintenance including installation of all sizes of electrical conduit, cables, wires, switches, automatic starting equipment and pole line construction;
  • Electrical and motorized systems including HVAC systems, pumps, generators and other facility equipment;
  • Energy management systems;
  • Tools, equipment, and materials relevant to area of assignment;
  • Occupational hazards and safe working practices;
  • Federal, State and County OSHA regulations and City policies regarding safe work practices relating to use of power tools, ladders and power lifts, heavy equipment and hazardous chemicals.

SKILLS

  • Performing trades maintenance activities; 
  • Locating and adjusting faulty or defective electrical systems and equipment;
  • Applying building and equipment repair techniques;
  • Estimating time and material requirements of work projects;
  • Using applicable hand and power tools and equipment related to area of assignment including forklifts, scissors lifts and ladders;
  • Communication and interpersonal skills as applied to interaction with coworkers, supervisor, the general public, and other interested parties sufficient to exchange or convey information and to receive work direction.
