Project Manager
Job Description
As a Project Manager, you will be responsible for leading the project teams in the development of multiple multi-family projects.
Job Responsibilities include, but are not limited to:
- Assist the design team in the development of the construction drawings for assigned projects
- Provide input during the design process on constructability, budget , and schedule
- Assist with permitting and plan review process , including coordination with local utility providers
- Develop the subcontractor and vendor list for assigned projects
- Manage the bidding process , including initial cost estimate, bid solicitation, compilation of bids received, and preparation of the final cost estimate
- Negotiate and prepare all contracts and purchase orders
- Directly monitor assigned projects and Project Superintendents in their daily tasks
- Allocate resources for assigned projects
- Interface with project inspectors, contractors, architects, engineers, government officials, equity investors and lenders
- Administer all construction contracts and purchase orders
- Review and confirm approval of all subcontractor progress payments and project invoices
- Review subcontractor and vendor progress reports for accuracy
- Maintain strict adherence to the budgetary guidelines, quality, and safety standards.
- Drive the closeout process , including local and state inspections, punch list completion and user training
- Travel to jobsites as needed to coordinate the work on assigned projects
Job Requirements
- 2+ years of project management experience, including management of multi-family residential and/or senior-housing projects
- Minimum educational requirement is a Bachelor's degree, preferably in a construction management or engineering program
- Demonstrate extensive knowledge of construction safety and represent strong safety values
- Use effective verbal and written communication skills. Must be an effective communicator.
- Utilize strong organizational skills
- Proficiency in Microsoft Office, PowerPoint & Excel
- MUST have Procore experience
- Position requires travel to the Austin, TX corporate office once a month and daily travel to job sites in Dallas, TX
