This position performs a broad range of maintenance tasks including basic repairs, preventative maintenance, and service response at University Park, a small apartment complex which provides affordable family housing for students and staff.

Day-to-day tasks vary based on residents’ needs, deadlines, weather, and other often-changing factors. Employee determines prioritization of general maintenance tasks based on safety, urgency, workflow, and department goals, submits work order requests to Facilities Maintenance, and coordinates the scheduling of projects involving staff in Housing, FM, and other departments, entities and/or contractors as applicable. Full time, regular, 40 hours per week, 5 days a week. Daily work hours are Monday – Friday, 7:00 a.m. to 3:30 p.m. This position pays $24.24/hour or applicable transfer rate.
 

Essential duties and responsibilities include, but are not limited to: 

• Performs general facilities maintenance work, including basic repairs in plumbing, carpentry, painting, HVAC support, and grounds or utility infrastructure.
• Troubleshoots and resolves routine building maintenance issues that do not require licensure.
• Responds to service calls and emergency requests from residents in a timely and professional manner.
• Maintains supply inventory and places orders for replacement supplies, parts, and equipment. 
• Performs preventative maintenance on equipment, appliances, and structures.
• Maintains and updates logs, checklists, work records, and safety documentation.
• Provides recommendations for improvements and procedural changes or adjustments. 
• Adheres to all safety protocols and assists with maintaining compliance throughout the community.
• Cleans and prepares vacant apartments for occupation: removes trash, moves furnishings and appliances, repairs and/or reports damages, uses cleaning chemicals and materials, and operates cleaning equipment.
• Operates a department vehicle equipped with a plow to clear snow from parking areas. Shovels snow from communal entrances and walkways.
• Monitors grounds for safety and security concerns, picks up litter within several feet of buildings.
• Performs other duties of a similar nature or level.
• Submits work orders to Facilities Maintenance for skilled maintenance, repairs, and projects such as painting, electrical work, installations, etc. Coordinates scheduling/timing of work and communicates to residents as appropriate.
• Proactively communicates with residents about maintenance issues, repairs, and other facilities issues of concern to the community.

Qualifications:
Required:

• High school diploma or equivalent (G.E.D) and three years of related experience in facilities or maintenance work.
• Valid Maine driver’s license.
• General maintenance procedures across trades.
• Basic troubleshooting techniques.
• Safe use of tools and equipment.
• Recordkeeping principles.
• Customer service practices.
• Safety standards and hazard recognition.
• Must be able to perform physical activities that require extensive standing, walking, lifting, climbing, stooping, and using tools. 
• Must be able to lift up to 50 lbs regularly and perform duties in various environmental conditions. 

Preferred:

• Lead or supervisory experience.
• Computer knowledge sufficient to manage documents, spreadsheets, calendars, inventories, work orders, training and other related information-based tasks.
