We are seeking a CAM (Common Area Maintenance) Accountant who will report to the Controller and be responsible for preparing CAM, Real Estate Tax (RET) reconciliation and reimbursement charges to tenants in accordance with lease terms.  The ideal candidate executes reconciliations both accurately and timely; and builds, improves and scales underlying systems and workflows.

ESSENTIAL RESPONSIBILITIES

  • Thoroughly interpret tenant leases to ensure accurate billing setup and maintenance in Yardi.
  • Conduct detailed reviews of the general ledger to ensure accurate coding of accounts payable entries and prepare journal entries as needed.
  • Assist the Property Accountants to prepare comprehensive CAM and RET reconciliations for a diverse property portfolio.
  • Review reconciliations, ledgers, and other documents from associations and previous owners, for new acquisitions.
  • Prepare re-prorations with sellers as required by Post-Closing Agreements.
  • Prepare and issue direct billing invoices to tenants for CAM, RET, and other recoverable expenses.
  • Respond to tenant inquiries regarding reconciliations, providing timely and clear responses.
  • Develop, document, and continuously refine CAM and reimbursement processes to enhance efficiency and accuracy across all properties.
  • Train and support property accountants, asset managers, and other team members on CAM workflows, calculations, and lease interpretation.
  • Create and implement scalable templates and process checklists to ensure consistent application across the portfolio.
  • Partner with Accounting, Property Management, and Technology teams to identify and implement opportunities for digitizing and automating CAM workflows (i.e., lease abstraction, Yardi configuration, reconciliation templates and data integrations).
  • Identify and implement efficiencies to shorten reconciliation timelines and enhance reporting visibility.
  • Serve as the internal subject-matter expert on CAM and reimbursement methodologies, ensuring compliance with lease terms and accounting standards.
  • Develop and maintain scalable Standard Operating Procedures (SOPs) and training materials.

Requirements

QUALIFICATIONS

  • A bachelor’s degree in accounting, finance or related business field required
  • Minimum 2+ years of property accounting experience in commercial real estate, with demonstrated expertise in CAM reconciliation and lease analysis.   
  • Excellent verbal and written communication skills with ability to effectively interact with tenants, vendors and internal stakeholders
  • Strong analytical mindset with excellent organizational skills and meticulous attention to detail
  • Self-motivated with a proactive approach to problem solving and ability to meet critical deadlines.

The annual base salary range for this role is $67,800 - $93,000 and the role is eligible for an annual discretionary bonus based on individual and company performance.
