POSITION SUMMARY:

The Director, Corporate Real Estate and Facilities will lead the Firm’s real estate and facilities teams in the development and execution of real estate strategy, portfolio and real asset management, facilities management, and physical security. Currently, this team has oversight of approximately 125 leases of over 800,000 total square feet. The Director, Corporate Real Estate and Facilities will be responsible for developing effective business partnerships with leaders of each of the Firm’s operating groups, business segments and offices by providing insightful real estate market and financial analysis while making strategic recommendations to support the company’s real estate strategy. The Director, Corporate Real Estate and Facilities will oversee the overall project management of the real estate and facilities portfolio, including the coordination of brokers, architects, engineers, attorneys, construction managers, and other real estate advisors, in the acquisition, disposition and relocation of the company’s real estate facilities. They will be responsible for negotiating large complex real estate transactions as well as smaller transactions for leases, co-working, and seat licenses. The Director, Corporate Real Estate and Facilities will direct the design, planning, construction and maintenance of all facilities and properties, ensuring compliance with local and state building codes, OSHA, ADA and other applicable laws and regulations. The Director, Corporate Real Estate and Facilities must possess outstanding interpersonal skills and demonstrate strong technical and analytical aptitude, comfortable communicating with C-Level executives within and outside of the Firm. Enthusiastic, disciplined, organized, and self-motivated, the ideal candidate is a team player who is comfortable in a fast-paced environment, and can effectively lead a team of real estate, facility management and physical security experts to complete tasks on time and to a high standard of quality.

PRIMARY RESPONSIBILITIES:

  • Develop and successfully manage the Firm’s real estate portfolio and real assets in coordination with the Firm’s senior leadership, currently including approximately 125 leases of over 800,000 square feet
  • Provide clear direction, strong leadership, and effective oversight to the Corporate Real Estate and Facilities Management teams, and associated third-party consultants, providers, and vendors engaged by the Firm
  • Manage the Corporate Real Estate and Facilities team, providing a positive culture and organizational climate in keeping with the Firm’s Azimuth.
  • Lead strategic planning of real estate portfolio, performing site visits, selection, and contract negotiation
  • Establish standards for real estate processes and FF&E acquisitions, and negotiate contracts ensuring these functions meet operational, financial, and legal requirements
  • Lead and oversee market feasibility studies, financial analysis, and site selection to advance acquisition and disposition initiatives, maximizing value for the company
  • Advise on the condition, functionality, marketability, and value of real estate owned or leased by partner firms during due diligence
  • Develop and continuously improve real estate and facilities related operating procedures that deliver a safe, effective, and cost-efficient working environment for Colleagues and their guests
  • Develop and implement sustainability and energy conservation best practices
  • Ensure successful execution of preventative, predictive, reactive maintenance of facilities, furniture and associated equipment and services
  • Ensure all facilities are compliant with local, state, and federal codes and regulations
  • Coordinate with the Accounting team on financial analysis, cash flow forecasting, budgeting, and reporting
  • Develop and manage the Corporate Real Estate and Facilities budgeting process
  • Collaborate with the Legal team to ensure adherence to compliance and regulatory requirements, implementation of best practices, and aggressive contract review and negotiation
  • Ensure proper project and construction management practices that deliver real estate and facilities initiatives in a timely manner to a high standard within approved budgets
  • Develop and deploy a comprehensive and effective physical security program across the Firm
  • Identify areas for continuous improvement and nominate projects to increase the Firm’s operational efficiency and cost management
  • Participate in vendor and Operating Partner site visits as needed for operational effectiveness
  • Manage the planning and execution of emergency preparedness and disaster response for owned and leased facilities, delivering maximum resilience and business continuity

EDUCATION AND EXPERIENCE REQUIREMENTS:

  • Experience: at least 10 years of prior experience in the real estate commercial office sector; tenant side experience strongly preferred
  • Education: Bachelor’s degree in related field required; Master’s degree preferred
  • Certification(s): None required; Professional certification strongly preferred
  • License(s): None required; None preferred

KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:

  • Extensive experience in a global and / or national real estate role, including commercial real estate portfolio management.
  • Demonstrated ability to work cooperatively and collaboratively with all levels of leadership required
  • Experience in operational and strategic planning and budget development required
  • Excellent organizational skills with high attention to detail required
  • Strong initiative and ability to make independent decisions and think critically and logically under pressure required
  • Excellent interpersonal skills and proven ability to effectively communicate and connect with all levels of leadership required
  • Must be adaptive in their leadership style. Ability to adapt and recalibrate plans fluidly is crucial.
  • Excellent diplomatic communication skills that are clear, quick, and concise, both verbal and written, required
  • Ability to deliver a consultative and entrepreneurial approach to leadership is required
  • Experience with data analysis resulting in process improvements is preferred
  • Experience with office build-out and construction projects
  • Demonstrates the organization’s core values, exuding behavior that is aligned with the firm’s culture

TECHNICAL, COMPUTER, AND SYSTEM-SPECIFIC SKILLS REQUIRED:

  • Intermediate to advanced experience with Microsoft Office Suite (Word, Excel, PowerPoint, Outlook)
  • Experience with lease administration systems (i.e. Visual Lease)
  • Experience with project management systems (i.e. MS Project, Monday.com, etc.), vendor management systems (VMS) and customer relationship management (CRM) systems is preferred
  • Ability to learn any other appropriate program or software system used by the firm as necessary

OTHER REQUIREMENTS:

  • Cross-functional role with a high degree of personal interaction at multiple levels
  • High use of project management, systems, and virtual team tools
  • Undefined and ambiguous processes that require self-motivation, high energy, a driving yet flexible disposition, and the ability to find creative and collaborative solutions
  • Up to 25% travel may be required during particularly busy seasons
  • This position may require driving a vehicle on behalf of the Firm. Occasional local and/or domestic travel is expected for meeting with colleagues and vendors. Therefore, the incumbent must possess and maintain current a valid driver’s license.
