Role Overview

The Asset Information Manager & BMS Manager shall be responsible for establishing, maintaining, and assuring the integrity of all asset data, digital records, and Building Management System (BMS) integration across the Gurugram Metro Project.
This position will ensure that all physical assets (stations, tunnels, depots, traction, HVAC, electrical, MEP, and systems) are correctly defined, tagged, and captured digitally in the Asset Information Model (AIM) for seamless transition to Operations & Maintenance (O&M) phase.
Additionally, the role includes supervision, review, and validation of BMS design, installation, testing, and commissioning activities to ensure compliance with the Employer’s Requirements, relevant IS/NBC/IEC standards, and metro system protocols.

Responsibilities

A. Asset Information Management

  1. Establish and maintain the Asset Information Requirements (AIR) matrix and ensure alignment with the Employer’s Asset Management Strategy.

  2. Coordinate with Design Consultants, Contractors, and O&M teams to ensure that as-built data, equipment schedules, and maintenance parameters are captured in a standardized, transferable digital format (BIM 6D / COBie / IFC).

  3. Ensure the Asset Register, Tagging System, and Document Control Index are consistent across all metro packages (civil, E&M, track, signaling, telecom, etc.).

  4. Review and approve asset data templates, file naming conventions, and metadata compliance as per ISO 19650 and MoHUA’s Digital Project Delivery standards.

  5. Oversee integration of asset data with the Metro’s Enterprise Asset Management (EAM) or CMMS platform (SAP, Maximo, etc.) during the commissioning phase.

  6. Conduct data quality audits and issue reports highlighting discrepancies or missing data.

  7. Ensure transfer of validated asset data to the Employer prior to handover, along with Operation & Maintenance Manuals and preventive maintenance schedules.

 Building Management System (BMS) Management

  1. Review and coordinate BMS design submissions (control philosophy, architecture, hardware specifications, I/O lists, integration protocols).

  2. Ensure that the BMS integrates seamlessly with subsystems like HVAC, fire alarm, lighting, power monitoring, lifts & escalators, plumbing, and energy metering.

  3. Verify BMS graphics development, field device addressing, and points configuration during FAT/SAT stages.

  4. Supervise installation, pre-commissioning, and final commissioning of BMS field panels, sensors, and controllers at station and depot facilities.

  5. Coordinate between MEP contractors, SCADA/Signaling contractors, and Employer’s IT/Network teams to ensure system interoperability.

  6. Review BMS trending and analytics for energy optimization and operational efficiency.

  7. Conduct training sessions for O&M personnel for system operation, alarm management, and fault diagnostics.

Data Integration, QA/QC, and Handover

  1. Validate that all equipment and systems installed are tagged with unique identifiers linked to BMS and asset information databases.
  2. Ensure as-built data, warranties, test certificates, calibration reports, and performance logs are properly digitized.
  3. Maintain a Master Data Register mapping physical equipment to digital tags.
  4. Coordinate with PMC’s QA/QC, BIM, and MEP teams to ensure data consistency between drawings, models, and actual installation.
  5. Facilitate soft handover of asset information and BMS data before physical completion and DLP initiation.

3. Key Deliverables

  • Asset Information Requirement Matrix (AIR)
  • Master Asset Register (Station-wise, System-wise)
  • BMS Integration Report (with I/O and protocol mapping)
  • Data Validation Reports & Audit Logs
  • BMS Test & Commissioning Dossiers
  • O&M Training Completion Certificates
  • Final Asset Data Handover Package (Digital & Hardcopy)

Coordination Responsibilities

  • Coordinate with Design Consultants (Architectural, MEP, BIM) for asset tagging alignment.
  • Interface with System Contractors (E&M, Signaling, Telecom, PSD, AFC) for asset handover data.
  • Liaise with Metro Rail Corporation / Employer’s IT Division for integration into the central O&M system.
  • Work with Hill International PMC QA/QC and Document Control to maintain verified data repositories.
