Shift Schedule: Monday – Friday 7:30am – 4:00pm or 8:00am–4:30pm

Salary: Salary pay range is min. $47,721 to a max. $62,145 per year based on education & experience

Essential Job Functions Overview

The role of facilities management is to ensure the general upkeep and maintenance of Lakeview’s building, equipment, office systems, parking, security and surrounding environment to meet health and safety standards and all village, town, city, state and federal requirements. With the general supervision of the CFO, performs a wide range of oversight, administrative, training, reporting, and personnel management functions related to the Facilities Maintenance department. The Director of Facilities must understand the technical aspects of the property, support day-to-day business operations, ensure efficient operation of facilities, mitigate risk and ensure that the facilities meet the needs of consumers and staff.

 

Essential Job Functions:

 

Administration:

  • Provide direct oversight and supportive supervision of the maintenance and housekeeping staff.
  • Develop insights, innovative solutions and approaches to improve effectiveness.
  • Participate in the development and implementation of operational goals, objectives, policies and procedures.
  • Take calls as needed (on-call) where non-exempt staff are unavailable.

 

Supervision:

  • Provide daily support and supervision to maintenance and housekeeping staff.
  • Provide on-going assessment of staff development needs and recommendations of appropriate resources to meet those needs. Monitor staff scheduling and provide regular and constructive feedback to staff both through individual and group meetings and performance reviews. Document all supervisory meetings.

 

Essential Duties:

  • Oversee all building operations, maintenance, and major repairs in compliance with building code requirements.
  • Develop, implement, and supervise preventative maintenance and renovation/repair for buildings grounds, mechanical, electrical and HVAC
  • Engage and oversee all contractors.
  • Ensure building compliance for all facility audits, property and liability insurance audits.
  • Select, engage, and oversee all external contractors for building waste disposal, plumbing, HVAC, electrical, extermination, maintenance, landscaping and snowplowing.
  • Order and procure supplies for building cleaning, maintenance, and operations in accordance with Lakeview’s purchasing policies.
  • Identify short-term and long-term building maintenance expenses and resource needs by visiting Lakeview owned sites at least monthly. Prepare annual maintenance budget for each site.
  • Develop and implement processes with the Director of Information Technology to ensure the organization’s security systems remain current and reliable.
  • Establish and maintain professional and effective communication with pertinent parties.
  • Consult with the CFO to develop an annual work plan incorporating organization and department goals and standards.

 

Education and Experience:

Five or more years of progressively more responsible experience in physical plant maintenance, with three or more years of supervisory experience, or combination of experience and education commensurate with the requirements of this position. Knowledge of Microsoft Office products and experience with automated work order programs. NYS Driver’s License as driving is an essential function of the position.

 

Knowledge:

Principles and practices of administration, project development and personnel management; demonstrated knowledge of facility management and maintenance. Must have the ability to quickly learn and maintain new systems as the organization requires them. Must have strong interpersonal, self-management, and communication skills.

 

Skills and Abilities:

Excellent verbal and written communication skills; knowledge of building services and facility management; good negotiating skills; ability to effectively manage staff, build a collaborative work environment; ability to solve problems in a strategic and tactical manner and use good judgment in making decisions; ability to work independently, use self-initiated follow-up to meet deadlines and proven ability to successfully manage multiple projects concurrently; well-organized, self-motivated and flexible.
