Description

Job Summary:

The Director of Facilities will provide leadership, direction and management of the physical buildings, maintenance, housekeeping, grounds, transportation, remodel of cottages & apartments and Welcome Centers, ensuring services, repairs, and maintenance necessary for the safe and efficient operations of the CCRC. Liaison for new construction projects. Delivers a high level of customer service.

Essential Job Functions:

  1. Ensures proper operation and maintenance of CCRC buildings, grounds, and equipment.
  2. Monitors the quality of maintenance, remodel, and repair work according to established standards and evaluates the performance of maintenance, grounds, housekeeping, and transportation team members through periodic inspections of CCRC buildings, systems, and minor projects.
  3. Ensures compliance with all applicable safety regulations and building codes, including compliance with Life Safety Code – completing Statements of Condition (SOC) and managing resolution of deficiencies.
  4. Ensures preventative and corrective maintenance is performed in a timely, efficient and cost-effective manner.
  5. Manages emergency response for inclement weather, power outages, and disasters.
  6. Manages sub-contracts for all ongoing warranties associated with minor and major projects;
  7. Manages and establishes RFP documents and specifications for services warranted throughout CCRC Operation and Maintenance (i.e., emergency generators, elevators, electrical, plumbing, pest control, fleet maintenance etc.)
  8. Maintains records and documentation required by all regulatory and accreditation agencies as well as good engineering practices.
  9. Oversees construction/renovations project, ensuring compliance with all regulatory agencies.
  10. Ensures timely and thorough response to the needs of the CCRC community as it relates to maintenance, housekeeping, and transportation, using Worx Hub work order system effectively.
  11. Manages Safety/Emergency Committee.
  12. Works with Board committees as assigned.
  13. Prepares, justifies, recommends, and monitors the annual operating budget for areas of responsibility.
  14. Establishes business relationships with local vendors/contractors that can supplement building trade services when warranted.
  15. Reviews invoices submitted by vendors and contractors to validate services were provided prior to them being submitted for processing.
  16. Coordinates the completion of special projects, studies and reports, as directed.
  17. Ensures that all relevant CCRC Regulations and Internal Operating Procedures are communicated and distributed to subordinates.
  18. Ensures measures of accountability for compliance are employed.
  19. Assesses and documents compliance and performance evaluations in a timely manner for each subordinate, in accordance with the company’s policies & procedures.
  20. Develops programs and training intended to effectively maintain and improve the overall operation of the Maintenance, Housekeeping, Transportation, Grounds, and Welcome Center work areas including education and certification related to new technologies incorporated in newly constructed and/or renovated buildings, existing facilities, and equipment.
  21. Supports the organization's mission, vision, and values. Promotes exceptional customer service by participating in Salemtowne Shines and fulfilling the commitments and values of the program.
  22. Ensures compliance with HIPAA requirements and other generally accepted standards of privacy by maintaining confidentiality of applicants' and residents' personal health and financial information.
  23. Completes other duties as assigned by the President & CEO.

 

Qualifications


Required Skills/Abilities:

  • Working knowledge of federal and state regulations regarding Building Operations / Facilities Management (Title 22, TJC, OSPHD, OSHA, NFPA, SCAQMD, etc.).
  • Strong problem-solving skills
  • Working level knowledge of computer systems (including Microsoft Office & Outlook)
  • Demonstrated management, administrative, planning and budgeting skills.
  • Excellent communication (written / verbal) skills.
  • Excellent organizational skills
  • Able to make independent decisions.
  • Must possess a passion to work with and around seniors.

Education and Experience:

  • Associate’s degree or equivalent education and experience required; a degree in construction management, facilities management, or a related field is preferred.
  • Minimum of five (5) years of progressively responsible facilities or building operations experience, preferably in a multi-building campus or healthcare/senior living environment.
  • Minimum of three (3) years of supervisory or leadership experience overseeing maintenance and/or environmental services teams required.
  • Experience with regulatory compliance (e.g., Life Safety Code, OSHA) and vendor/contractor oversight strongly preferred. Senior living or healthcare facility experience is highly desirable.

Physical Requirements:

  • Stand, sit, climb stairs, walk, lift, carry, and push.
  • Sensory demands include vision correctable to 20/20, touch using fine finger movement/dexterity, smell, and hear correctable to normal range.

Work Environment:

Works in a clean, well-lighted office. The employee occasionally is exposed to wet and dry conditions, fumes, toxic or caustic chemicals. The noise level in the work environment is usually quiet.
