Summary: 

This is a position that supports the daily operations of the facilities department and the general carpentry and hvac components of the entire Deer District. This includes the safe and efficient operation of all equipment and building systems and the coordination of the Engineering and Maintenance team’s daily activities. 

 

Responsibilities:

  • Main focus of position will be performing general facility maintenance tasks throughout the district
  • Recommends modifications, replacements, repairs and procedures. Generates a short term and long term Preventative Maintenance plan for the District.
  • Maintains an inventory of supplies and initiates requests for repair parts and service.
  • Performs routine preventative maintenance according to established schedules.
  • Maintains preventive maintenance records and equipment repair files in order to stay in sync with local, state and federal regulatory requirements.
  • Responsible for troubleshooting, maintaining, and repairing heating, ventilating, air conditioning (HVAC) and refrigeration equipment, and the building automation systems in order to insure the safe, efficient and economical operation.
  • Operates and maintains the Metasys Building Automation System.
  • Provide day to day monitoring and maintenance on steam system, boilers, Hydro system, cooling towers and York equipment.
  • Maintains, tests, repairs and modifies heating, ventilating, air conditioning, refrigeration and related temperature controls and equipment throughout the District.
  • On a routine basis, checks for and, repair, and/or replaces valves, motors, controls, switches, gauges, wiring, fans, pumps, compressors, condensers, coils, pipes, and other functional components of the system as necessary.
  • Operates, monitors, and performs preventive and routine maintenance on all boilers and auxiliaries. Maintain and verify specified pressures and temperatures, and inspects the equipment for malfunctions and makes adjustments or repairs.
  • Assists in new construction, remodeling and maintenance projects.
  • Assists in computing job costs or estimates and ordering parts, equipment, supplies, and materials.
  • Observes commissioning and start-up for all systems applicable.
  • Read and interpret equipment manuals to perform required maintenance and service.
  • Responsible for oversite and processing of facility work orders and completion in the appropriate timeframe. Deer District LLC utilizes Asset Essentials.
  • Reading, interpreting and modifying blueprints, specs and electrical schematics, to maintain the most up to date, set of as-built and record documents.
  • Implements and perform all work within all Federal, State and Local Safety Regulations (i.e. ADA Compliance, OSHA Standards).
  • Assist in the creation of annual operations budgets and make recommendations on capital improvement projects.
  • Maintain positive working relationships with service contractors, suppliers, utility companies and firms doing business with the Deer District, LLC.
  • Event coverage to include, but not limited to carpentry and hvac requirements and other building system needs in the District.
  • Oversite of District-wide energy conservation and efficiencies.
  • Responsible for maintaining LEED compliance and fulfilling Deer District LLC LEED requirements.
  • Responds to emergency situations in accordance with departmental policies and procedures.
  • Responsible for reporting of accidents involving personnel, vehicles, public liability, property damage and fidelity claims.
  • This position requires working in diverse conditions including but not limited to mechanical equipment rooms with exposure to noisy operating equipment, exposure to extreme weather conditions, precarious places, and risk of electrical shock (high voltage).
  • This position is highly physical and requires regular use of hands, fingers, walk, stopping, and kneeling. It requires employees to regularly lift and or move up to 10 lbs., frequently lift and or move up to 50 lbs. and occasionally lift and or move more than 50 lbs.
  • Other duties as assigned.

 

Qualifications:

  • Experience should include a well-rounded background and vast knowledge of arena systems and have a general working knowledge of heating, boilers, air-conditioning, electrical and plumbing systems, including equipment maintenance and repairs;
  • Has a solid understanding of Federal, State and Local building code requirements
  • The availability to work evenings, weekends and during all scheduled events.
  • Have a working knowledge of OSHA safety regulations and chemical handling/storage procedures.
  • Valid Driver's License
  • Excellent personal organization skills and exceptional planning skills to avoid reactional situation(s).
  • Flexibility to respond to urgent client requests on evenings and weekends when necessary;
  • Excellent verbal and written business communication skills
  • Excellent relational skills and experience dealing with union environment.
