Description

Job Summary 

The Regional Supervisor – Market Rate Portfolio oversees the operational, financial, and physical performance of a portfolio of market-rate communities. This role provides strategic leadership to Property Managers and site teams to ensure each community achieves ownership objectives, maximizes net operating income (NOI), and maintains the highest standards of quality, compliance, and resident experience. The Regional Supervisor partners with corporate departments, ownership groups, and on-site teams to ensure consistent execution of Evergreen Real Estate Services’ standards and operational goals. The position is primarily remote with flexibility to work from the corporate office and includes regular property visits to ensure operational excellence. 

 

Key Responsibilities 

Leasing & Marketing  

  • Develop and execute effective marketing and leasing strategies to drive occupancy and financial performance. 

  • Conduct market surveys and analyze competitor data to stay informed of market trends. 

  • Provide ongoing coaching and direction to site teams to optimize leasing strategies and meet occupancy targets. 

  • Oversee reputation management, marketing materials, and digital advertising efforts. 

Financial & Strategic Management  

  • Collaborate with ownership, corporate leadership, and Property Managers to set financial goals and strategies. 

  • Lead preparation of annual property budgets and monitor performance throughout the year. 

  • Review and analyze monthly financial statements; identify variances and develop action plans for improvement. 

  • Approve purchases, vendor contracts, and capital expenditures to ensure alignment with budget and company policy. 

  • Partner with Facilities Management (FMCS) on capital improvements, bid management, and bulk purchasing opportunities. 

  • Monitor property financial performance and implement measures to improve NOI and long-term asset value. 

Property Operations & Maintenance  

  • Ensure all properties are maintained to Evergreen’s physical standards and operational expectations. 

  • Conduct regular property inspections focusing on curb appeal, preventive maintenance, and safety compliance. 

  • Oversee capital project planning, vendor selection, and quality control for major repairs or renovations. 

  • Support Property Managers in managing maintenance staffing levels, schedules, and service response standards. 

Team Leadership & Development  

  • Recruit, train, and retain high-performing property management and maintenance teams. 

  • Provide ongoing coaching, mentoring, and performance feedback to Property Managers. 

  • Promote a culture of accountability, collaboration, and professional growth. 

  • Partner with HR on employee relations, corrective action, and performance development initiatives. 

Resident Experience  

  • Ensure a consistently high standard of resident service and communication across all properties. 

  • Support site teams in resolving resident concerns promptly and professionally. 

  • Oversee resident engagement programs, community events, and retention initiatives to enhance satisfaction and reduce turnover. 

  • Maintain compliance with fair housing and landlord-tenant laws. 

Reporting & Owner Relations  

  • Serve as the primary point of contact for property ownership and investors. 

  • Deliver timely and accurate performance reports, financial updates, and KPI analyses. 

  • Provide insights and recommendations to ownership regarding property performance and market trends. 

  • Represent Evergreen and its clients with professionalism and integrity in all interactions. 

Corporate Collaboration  

  • Partner with the Director of Property Management, Development, Acquisitions, and Asset Management teams during due diligence and onboarding of new assets. 

  • Collaborate with corporate departments to align policies, procedures, and strategic initiatives. 

  • Contribute to the development of company-wide operational practices, training programs, and performance standards. 

Education & Experience 

  • Bachelor's degree in business, Real Estate, or related field preferred. 

  • Five (5) years of experience in property management or real estate operations, with at least three (3) years of supervising multiple market-rate properties. 

  • Proven success in financial management, team leadership, and operational oversight within a multi-site environment. 

  • Experience with capital planning, budgeting, and asset performance strategies required. 

 

Licenses & Certifications 

  • Leasing Agent License or Broker’s License (required). 

  • Certified Property Manager (CPM) designation preferred. 

  • Valid driver’s license, auto insurance, and reliable transportation (required). 

 

Technical & Physical Skills  

  • Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint, Outlook). 

  • Experience with property management software such as RealPage, Yardi, or similar systems. 

  • Ability to interpret financial reports, market data, and property performance metrics. 

  • Strong understanding of building systems, maintenance operations, and capital planning. 

Other Requirements 

  • Ability to travel regularly to assigned properties and attend corporate meetings as needed. 

  • Availability for occasional extended hours during emergencies, acquisitions, or critical deadlines. 

  • Strong business judgment, professionalism, and confidentiality when handling sensitive information. 

  • Legally authorized to work in the United States.

Work Environment & Physical Demands  

This position operates in a hybrid environment, combining remote work, office collaboration, and regular site visits. Site inspections may require walking properties, climbing stairs, and exposure to varying weather conditions. The role involves frequent driving between properties.
