The Environmental Director maintains the facility grounds and all equipment in good working order while providing a clean, safe, sanitary, and attractive living environment conducive to good health and pleasant living conditions for all residents and employees. Supervises the quality of environmental services.
 

RESPONSIBLE TO: Administrator

 

EDUCATION, QUALIFICATIONS, AND CREDENTIALS

 

High school diploma or general education degree (GED). Three to five years experience in a maintenance and/or environmental capacity, and as a supervisor or manager, preferably in a health care facility.

 

ESSENTIAL JOB FUNCTIONS

 

The employee must be able to perform each essential function effectively to be successful in this position.

 

1. Maintains the operation and preventive maintenance for kitchen, housekeeping, and all mechanical equipment.

2. Monitors hot water temperatures to assure compliance with safety standards, and adjusts as needed.

3. Makes rounds of all building areas to observe cleanliness, safety, and working conditions.

4. Inspects and repairs all damage to hallways, walls, ceilings, floors, baseboards, doorjambs, handrails, etc.

5. Supervises the scheduling and performance of housekeeping, laundry and maintenance staff to assure efficient delivery of services within the department's budget.

6. Maintains and monitors an adequate supply of equipment, housekeeping and maintenance supplies, linens, and chemicals to provide efficient environmental services.

7. Monitors the operation of facility electrical systems, fire alarm and sprinkler systems, emergency generator(s), central air and heat, and hot water boilers according to the preventive maintenance program or as required by law.

8. Records all inspections, quality control tests, repairs and replacements.

9. Assures that inspection tags for fire extinguishers, sprinkler system, boilers, etc. are up-to-date and contacts contractors as needed. Promptly arranges for used fire extinguishers to be refilled if used.

10. Cuts and trims grass and shrubbery; and checks/replaces outdoor lighting and exit lights when needed.

11. Evaluates the combustion chamber on dryers periodically and assures no lint build-up behind dryers.

12. Monitors daily lint removal from dryers by laundry staff according to fire prevention policy.

13. Cleans all vents and trap lines periodically.

14. Sweeps, scrubs, waxes, and buffs floors according to a schedule coordinated with other departments; and may shampoo rugs and carpets and clean upholstered furniture.

15. Checks window screens each spring for repairs/replacement needs, and washes window exteriors.

16. Performs exterior upkeep such as painting and staining, cleaning gutters, etc. as scheduled or directed.

17. Cleans and polishes lighting fixtures, surfaces, and trim.

18. Performs quality control tests on equipment according to manufacturer's instructions.

19. Moves and sets up tables and chairs in various areas as needed or requested.

20. Helps housekeeping move a resident from one room to another, when furniture is moved.

21. Evaluates resident personal furniture or appliances for safety, reporting unsafe condition to the Administrator.

22. Helps a new resident move in, moving personal furniture, hanging pictures, mirrors, etc.

23. Transports small equipment and tools between departments; and stores and accounts for tools properly.

24. Accompanies representatives from the State during the annual Life Safety Code survey and assures correction of any allegations cited.

25. Takes trash to disposal areas and keeps dumpster area orderly and dumpster lid closed.

26. May conduct certain aspects of new hire orientation in areas such as fire and disaster policies, fire alarm systems, door alarm systems, use of fire extinguishers, and the lockout/tagout and electrical safety.

27. Assures that night shift personnel understand alarm system and emergency shut-off of sprinklers, if needed.

28. Follows safety procedures for using solvents, chemicals, paint and other hazardous materials, as well as ladders and maintenance tools and equipment. Secures these items when unattended to prevent accidental access by residents.

29. Assures that a Materials Safety Data Sheet (MSDS) for each department chemical is in the Hazards Communication manual and copies of applicable sheets for the department are accessible to staff.

30. Practices sound customer service principles in relations with residents, families, and vendors.

31. Protects and respects resident privacy and personal property and keeps information about them confidential.

 

KNOWLEDGE, ABILITIES, AND SKILLS

 

Above average knowledge of electrical and heating and cooling systems. Average knowledge of fire alarm and sprinkler systems and of chemicals. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedures manual. Ability to write reports and correspondence. Ability to speak effectively before employees or other groups. Ability to calculate figures and amounts such as discounts, interest, commissions proportions, percentages, area, circumference, and volume. Ability to solve practical problems in a variety of situations.

 

SPECIAL REQUIREMENTS

Valid Indiana Driver's license.
