QUALIFICATIONS:
Education:
- Post-secondary degree or certificate or associate degree from a Vocational-Technical school strongly preferred: comparable experience in building operations, and equipment maintenance.
- General contracting license beneficial and preferred.
- Must possess and maintain a valid GA Drivers License with endorsements compatible with assigned duties of Marietta City Schools.
Experience:
- Minimum Five (5) years from one of the following trades: Mechanical, HVAC, Electrical and/or Plumbing.
- Minimum Five (5) years of school related maintenance supervision. (School related Preferred)
ESSENTIAL FUNCTIONS:
Responsible and accountable for the planning and oversight of district maintenance personnel and duties, Environmental Services Supervisor, building repairs, plant operations, and yearly budget for the Maintenance Dept.
MAJOR RESPONSIBILITIES:
- Demonstrate prompt and regular attendance.
- Provide oversight for overall planning and scheduling of the maintenance and repairs for the district.
- Manage and evaluate designated maintenance personnel.
- Provide effective communication and perform routine meetings within the maintenance department.
- Develop and implement preventive maintenance programs to minimize downtime and extend the life of equipment and facilities.
- Conduct regular inspections of plumbing, heating, and HVAC systems, and supervising facilities workers.
- Supervise the Facility Modification process.
- Responsible for all facility related issues resulting from Fire Marshal, Code Enforcement Inspectors, Insurance Provider and all other facility maintenance related inspections.
- Follow work scheduling and attendance requirements in a regular predictable and punctual manner.
- Lead, train, and develop maintenance staff, fostering a culture of safety and efficiency.
- Recruit new employees and provide necessary training.
- Maintain comprehensive understanding of technology implementation of facility operations. Knowledge and understanding of computer work order systems and financial budgeting systems.
- Manage the maintenance budget, approving costs and ensuring that expenditure aligns with organizational goals.
- Establish and maintain relationships with vendors and contractors for department and district services and supplies.
- Coordinate, collaborate, and assist on the advertisement and receipt of formal bids for construction projects as required, participate in the prequalification and selection process, and make recommendations on contract awards and review and approve requests for payments.
- Operate district-owned vehicle in a safe manner and in accordance with Marietta City Schools guidelines. Maintain care of district assigned vehicle as well as tools and equipment.
- Report on inclement weather days and prepare facilities.
- Supervise Project Manager(s) in the coordination of new construction projects, renovations and modification projects, and capital improvement projects for the district.
- Ensure adherence to good safety procedures. Follow federal and state laws, as well as Board policies.
- From time to time provide 24 hours a day, 7 days a week on-call support to the district.
- Responsible for oversight and support of district events. Football games, graduation, etc.
- Direct liaison for Construction, Renovations & Modifications of all district facilities.
- Prepare and maintain the Master Facility Plan and 5-Year Facility Plan.
- Collaborate with other department heads to align maintenance strategies with organizational objectives and improve operational efficiency.
- Perform other duties assigned by the Chief Operations Officer.
Skills, Knowledge, Abilities:
- Knowledge of school maintenance operations.
- Extensive knowledge of tools, materials, and equipment used in facility maintenance.
- Ability to read blueprints, technical data and sketches and prepare estimates of materials from such information.
- Ability to analyze jobs to be done and assign work to others.
- Ability to guide and direct the activities of maintenance personnel.
- Excellent leadership and team management skills to effectively oversee maintenance staff and operations.
- Strong communication and interpersonal skills to coordinate with various departments and external vendors.
- Ability to identify issues and implement effective solutions quickly.
- Well-organized with the ability to manage multiple projects and priorities simultaneously.
- Ability to work with administrators, teachers and staff along with ability to work effectively with others and utilize effective team-building skills.
- Ability to answer or be available for emergency calls at ALL hours, including off-hours.
PHYSICAL DEMANDS:
- Frequent walking, sitting, and standing for extended periods.
- Ability to lift and carry instructional materials and equipment up to 25 pounds.
- Dexterity to write on a board, operate a computer, and use other classroom technology.
- Occasional bending, stooping, and reaching.
- Clear speech and hearing abilities for effective communication.
- Visual acuity to read printed and digital materials.
