SUPERVISES: Custodial and Maintenance Team Members
Position Summary:
Strategically supporting the Organization’s mission and vision by planning, implementing, and managing all activities associated with facilities maintenance, custodial, grounds, and construction; planning and managing a department budget; identifying and prioritizing repairs and maintenance projects; managing outside contractors and volunteers assigned to the department.
Essential Duties and Responsibilities:
Responsible for planning, assigning, and directing the work of appropriate Team Members.
Responsible for the preparation of an annual budget, and operating within that budget with regard to the expenses for labor, materials, supplies, fuel and repairs for the vehicle fleet, and preventive maintenance contracts. This includes contractor and supplier services expenses.
Responsible for a preventive maintenance program, internal and vendor provided, within the restrictions of an annual budget. This includes all heating, ventilating, and air conditioning, as well as maintenance and repair of buildings and equipment.
Responsible for vehicle fleet management, appropriate use, safety, maintenance, and repair.
Responsible for the company-wide recycling and energy conservation program.
Communicate operational expectations/goals to Team Members and provide tools and support to achieve assigned goals.
Directly and indirectly, supervises Team Members.
Responsible for the hiring and training of Team Members.
Monitor work performance for assigned Team Members and provide ongoing feedback regarding worker ability and areas for improvement.
Ensure contracts for accuracy, completeness, and the adherence of contract requirements through review of work order progress, preventative maintenance efforts, inspections, and related reporting requirements.
Review, evaluate and recommend approval of plans for construction projects.
Provide input concerning structural changes, additions, and/or modifications to buildings.
Provide information about the facility to appropriate parties, when needed.
Serve as liaison with contractors, architects, engineers, vendors, and material and equipment suppliers.
Negotiate with and, when needed, acquire new outside vendors for preferred agreements.
Monitor the facility to ensure that it remains safe, secure, and well maintained.
Responsible for operating and maintaining an asset repair work order control and management process.
Responsible for grounds care and maintenance.
Responsible for indoor and outdoor pest control.
Responsible for custodial work in all common areas such as public restrooms and lobbies; exterior spaces such as walls, sidewalks, and parking lots; windows and glass walls throughout campus; all interior spaces higher than six feet above the floor; office and meeting space; breakrooms, etc. This includes closely coordinating and monitoring any such work performed by all types of volunteers.
Review, evaluate and revise existing programs, services, policies, and procedures when required.
Develop, recommend and implement or guide implementation of new and/or modified programs, services, policies, and procedures.
Ensure adequate inventory of supplies and approved requisitions for equipment, supplies, etc.
Prepare and maintain a variety of departmental records and reports.
Contributes to the efficiency and effectiveness of the organization’s service to its guests by offering suggestions and participating as an active member of a work team.
Provides responsive, meaningful, and compassionate service to all guests

Education and Experience Requirements:
Equivalent to a Bachelor’s Degree in a closely related field.
Four (4) years experience in a related field.
Two (2) years of managerial experience.
Education may be substituted for experience on a year-for-year basis.
License & Certification Requirements:
Incumbent Must be at least 21 years of age and possess and maintain a valid Class C Nevada Driver License. If under age 25 must possess and maintain a clean driving record, and be licensed for at least three (3) years prior. If over age 25 must possess and maintain a safe driving record that will allow for acceptable insurance risk to the Foundation.

Principles and practices of team member supervision, including selection, work planning, organization, performance review and evaluation, and team member training and discipline.
Principles and practices of developing teams, motivating team members and managing in a team environment.
Principles and practices of business, including strategic planning, budgeting, cost allocation, and administration.
Principles and practices of guest service.
Standard office administrative practices and procedures, including record-keeping systems and the operation of office equipment, computers, and associated software.
Techniques for dealing effectively with team members and the public, in-person and over the telephone.
Correct business English, including spelling, grammar, and punctuation.
Identifying complex problems and reviewing related information to develop and evaluate options and implement solutions
Skill in:
Mechanical, carpentry, plumbing, and electrical skills.
Conducting tests and inspections of products, services, or processes to evaluate quality or performance.
Analyzing needs and product requirements.
Watching gauges, dials, or other indicators to make sure a machine is working properly.
Determining causes of operating errors and finding solutions.
Controlling operations of equipment or systems.
Considering the relative costs and benefits of potential actions to choose the most appropriate one.
Determining how a system should work and how changes in conditions, operations, and the environment will affect outcomes.
Identifying measures or indicators of system performance and the actions needed to improve or correct performance, relative to the goals of the system.
Using a computer application to manage large amounts of information, including creating and editing simple databases, inputting data, retrieving specific records, and creating reports to communicate the information.
Working Conditions and Physical Effort:
Physical ability and mobility to work in a typical office environment. Strength to lift and/or move materials weighing up to 10 pounds frequently, 25 pounds occasionally. Vision to read printed materials. Stamina to sit and work with a computer for an extended period of time. Hearing and speech to communicate in person or over the telephone. Team Members are continuously exposed to animals, animal waste, pet dander, peanut butter, cleaning chemicals, high noise, and potentially hazardous conditions, including the risk of animal bites and occasional work outdoors for extended periods of time while exposed to cold and extremely hot temperatures.
