MINIMUM QUALIFICATIONS
Standard high school diploma or satisfactory completion of any General Educational Development (GED) Testing Program. Minimum of three years of verifiable experience in one or more of the following trades (commercial preferred): HVAC or Electrical, Plumbing, Intercom/Fire Alarm, Carpentry or Kitchen Equipment. Ability to read blueprints, estimate materials, supplies and costs. Availability to answer emergency calls at all hours, including off-hours. Desire to advance in knowledge through off-duty study and trade school/courses. Ability to climb and work from ladders, portable stairs and scaffolding. Ability to lift and/or carry heavy objects (up to 50 pounds) long distances (more than 20 feet). Must be willing to work in undesirable locations/conditions. Must be able to follow both written and verbal instructions and perform work assignments in a timely and effective manner. One of the following commercial licenses or certificates (industry certified) is preferred: State of Georgia Electrical, Plumbing or HVAC. EPA certification for universal CFC and refrigerant recovery is preferred. Universal EPA certification will be required after hire. Must be able to work well with others. General computer skills required. Must have a valid Georgia Motor Vehicle operator’s license with endorsements compatible with assigned duties of Cherokee County Board of Education.


GOAL
Perform skilled work in the maintenance and repair of buildings, offices and other School District facilities and equipment. Assignments involve numerous trades and skills, such as rough and finished carpentry, plumbing, roofing, electrical and HVAC. Assignments are varied and are received in the form of oral or written work orders and may be accompanied by sketches, penciled layouts, or blueprint diagrams. Work is performed independently or in teams, and workers are responsible for determining appropriate work methods, tools, and materials for most assignments. Work involves serving as a crew leader for specified projects. Work is performed according to general or specific instructions from a supervisor.


REPRESENTATIVE DUTIES & RESPONSIBILITIES

   Perform preventive and routine maintenance and emergency repairs.

  • Direct the work of other skilled or semi-skilled staff for specified projects.
  • Mentor new and existing staff in work methods to ensure conformance with accepted standards including all ADA code requirements.
  • Respond to emergency calls as required.
  • Operate and maintain the following equipment: heating, ventilating, air conditioning, refrigeration, freezers, water coolers, electrical, kitchen, sanitary systems and water supply systems.
  • Install commercial HVAC, Electrical, Plumbing, Kitchen and other equipment.
  • Perform inspections on boiler and heating safety devices to ensure good working order and record all inspections and maintenance performed.
  • Use shop equipment and power tools.
  • Assemble, install, and repair pipes, fittings and fixtures of water, heating, and drainage systems.
  • Repair or replace leaking and defective roofing using materials such as roll roofing, roof coating, primer sealers, flashing, etc., and install roofing tiles.
  • Identify expired/damaged fire extinguishers, remove for pickup and notify for replacement and repair.
  • Make routine electrical repairs such as replacing cooler motors, exhaust fans, lighting fixtures, electrical outlets, appliances, light switches, ballasts, etc.
  • Study building plans and drawings to determine materials, tools, and sequence of work to be performed.
  • Estimate and requisition necessary material and supplies.
  • Accurately and timely complete and submit forms, reports, work orders, and other documentation as required.
  • Operate Board-owned vehicle in a safe manner and assume responsibility for all supplies and equipment on the vehicle.
  • Demonstrate continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality seamless maintenance services.
  • Possess and maintain valid and appropriate license, certificate and/or credential as may be required for this position.
  • Follow work scheduling and attendance requirements in a regular, predictable and punctual manner.
  • Participate in training programs to increase skills and proficiency related to the assignment.
  • Review and stay abreast of current developments, literature and technical source information related to job responsibilities.
  • Ensure adherence to required safety procedures including fire/life safety protocols.
  • Follow federal and state laws, as well as School Board policies.
  • Maintain and clean equipment and work area.
  • Maintain open and effective communications with Facilities Zone Foreman.
  • Maintain proper communication between schools and other departments.
  • Perform other duties as assigned.
