RESPONSIBILITIES:

The Vice President’s duties and responsibilities may include but are not limited to the following:
We are seeking a Vice President of Property Management to:
- The Vice President of Property Management is based in South Florida. We are searching for local candidates currently.
- Must have a minimum of five (5) years third party multifamily and supervisory experience in an Executive level leadership position and a proven track record of business expansion.
- The ideal candidate is a polished professional, persuasive, and a likeable relationship builder. This person must be open to giving and receiving feedback.
- Lease up experience is necessary.
- Should have strong skills in teammate supervision, marketing, leasing, fair housing, compliance monitoring, budgeting, and review and understanding of financial statements.
- Strong background in investor reporting is essential.
- Lead and perform financial analyses including preliminary due diligence to support company leadership’s decision-making related to new investments and allocation of resources.
- Independently source new business development opportunities through relationships with brokers, consultants, land sellers, capital markets team members, lenders, etc. to identify feasible new initiatives.
- Evaluates the results of overall operations regularly and systematically and reports these results to the President.
- Ensures that the responsibilities, authorities, and accountability of all direct subordinates are defined and understood.
- Follows and promotes company policies and procedures and can effectively articulate and present the Company's vision and values.
- Responsible for the overall Revenue, Sales, and Operational Performance of each asset in his/her region.
- Consistently and proactively measure company performance (Sales, Revenue, Market Share, GSS, GOP, Accounts Receivable) to ensure company exceeds target goals.
- Lead the negotiation of legal documents including contracts.
- Other duties as assigned.
- Strong computer skills, Excel, Microsoft 365, Onesite/RealPage experience is a plus. Must be energetic, self-motivated and possess a good attitude. Travel involved.

- Bachelor’s Degree Required with MBA or Masters in Real Estate preferred. CPM not required, but a plus.
Requirements
WORKING CONDITIONS:
- Work in an office environment.
- Must be able to view computer screens and other electronic equipment, paper reports, and journals for extended periods of time where visual strain may result.
- Must be able to push, pull, lift, carry, or maneuver weights of up to ten (25) pounds independently and twenty-five (50) pounds with assistance.
- May be required to perform physical actions such as bending, stooping, crawling, and work in other positions necessary to accomplish the installation of computer systems and equipment.
- Occasional travel may be required to attend business meetings, training classes, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
OTHER KNOWLEDGE, SKILLS, AND ABILITIES:
- Creativity, problem-solving, and effective communication skills are essential.
- Proven ability to use diplomacy, persuasiveness, and good judgment in constructing messages, replies to inquiries and comments, and other communications both inside and outside of the organization.
- Knowledge of rental housing operations and real estate-related marketing concepts and terms to read, interpret, and apply information is preferred.
- Demonstrated proficiency in word processing, spreadsheet, and data management programs to prepare, deliver, and present required reports.
- Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages to complete financial records, budgets, and other fiscal reporting information.

- Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
QUALIFICATIONS & EDUCATION:

- Bachelor's degree preferred, commensurate work experience will also be taken into account
- Experience managing a portfolio with over 1,000 units.
- Knowledge and use of a management software. Preferably RealPage/OneSite.
- Demonstrated success in leadership, staff development and team building
- Understanding and experience with all aspects of asset management, finance, operations, leasing and marketing
- A strong and effective leader and communicator with high level presentation, written and verbal communication skills
