We are seeking a highly skilled, results-driven Director of Project & Construction Management to lead the Charleston Site Expansion — a multi-year, large-scale industrial/commercial program. The ideal candidate combines strategic vision with hands-on delivery expertise, a proven record of completing complex projects on time and on budget, and the leadership presence to align internal teams and external partners around program objectives.

This role owns delivery of the master site plan and is accountable for safety, schedule, cost, quality, risk mitigation, and stakeholder alignment. The Director will lead and organize a cross-functional team of managers, individual contributors, and contractors; set clear performance expectations; and drive disciplined project controls and decision-making to produce predictable, measurable outcomes.

Core competencies

  • Lead end-to-end delivery of the Charleston Site Expansion program, ensuring alignment to the master plan and business objectives.
  • Establish and enforce rigorous project controls (cost, schedule, quality, safety) and reporting that provides clear, timely insight for Global Real Estate & Facilities and business stakeholders.
  • Build, coach, and scale a high-performing project and construction team (PMs, engineers, planners, contractors) and manage third-party partners and procurement.
  • Identify, quantify, and proactively mitigate technical, commercial, and schedule risks; escalate appropriately and drive rapid corrective action.
  • Serve as the primary cross-functional integrator — coordinating design, permitting, construction, operations, procurement, and finance — and maintain strong working relationships with Business Partners, local authorities, community partners, and vendors.
  • Drive continuous improvement: capture lessons learned, standardize playbooks and KPIs, and adopt digital tools that improve predictability and productivity.
  • Communicate clearly and credibly at all levels, translating complex program status into concise, actionable updates for executives and operational teams.

Required experience & capabilities

  • Proven success leading large, complex, multi-year industrial and/or commercial construction programs in the Southeast (Charleston experience strongly preferred).
  • Deep knowledge of construction methods, contracts, cost estimating, scheduling, permitting, and site logistics for heavy civil and/or vertical projects.
  • Demonstrated ability to deliver projects on schedule and on budget using disciplined risk and change management.
  • Strong leadership presence and stakeholder management skills, with credibility to influence senior executives and external partners.
  • Experience building and leading integrated project teams and managing multiple concurrent workstreams.
  • Results-oriented, pragmatic decision maker with a bias for action and accountability.

Position Responsibilities:

  • Lead end-to-end delivery of complex brownfield construction projects from design through commissioning and move-in, ensuring safe, high-quality execution while construction occurs adjacent to active Business Partner production operations.
  • Own project performance: establish and drive measurable targets for schedule, budget, safety, quality, and scope; provide regular executive-ready reporting and trigger timely corrective actions to preserve program outcomes.
  • Build and sustain strong partnerships with internal customers, cross-functional stakeholders, business leaders, and direct reports; translate business objectives into project requirements and drive aligned decision-making.
  • Direct planning, design, procurement, construction, turnover, and closeout activities for real estate projects, including RFPs, contract negotiations, contractor management, commissioning, warranty management, and punchlist resolution.
  • Deploy and enforce project controls and governance: standardized change management, risk registers, baseline schedules, cost forecasts, earned value or equivalent performance metrics, and lessons-learned capture.
  • Coordinate proactively with federal, state and local regulatory authorities, planning boards, historic preservation commissions, and utility providers to secure permits, resolve code/historic/accessibility issues, and maintain regulatory compliance.
  • Define, implement, and maintain facility construction and maintenance standards, policies, and specifications that ensure consistency, maintainability, safety, and lifecycle cost efficiency across the site.
  • Lead long-range capital planning and multi-year budgets for construction and improvement programs; prioritize investments using a total cost of ownership approach and deliver transparent capital forecasts.
  • Forecast near- and long-term facility capacity and maintenance needs; develop contingency plans and resource-loading strategies to meet operational requirements while minimizing downtime and cost.
  • Oversee procurement strategy and vendor performance: select, manage, and hold contractors and consultants accountable through KPIs, contractual milestones, quality audits, and safety programs.
  • Drive continuous improvement in delivery methods and tools: deploy digital project controls, standard workstreams, and productivity improvements that increase predictability and reduce cost and schedule variance.
  • Serve as the site champion for Safety and continuity of operations during construction: enforce safety standards, conduct risk assessments, and coordinate with operations to protect ongoing production.
  • Escalate timely and effectively: surface program risks and opportunities to Global Real Estate & Facilities and business leadership, recommend mitigation strategies, and lead resolution to keep the master site plan on track.

Basic Qualifications

  • Bachelor’s degree in Construction Management, Project Management or equivalent field plus 12 years of construction management experience -OR- 18 years of experience managing capital construction projects.
  • Experience leading construction projects with aggregate values over $600 million
  • Direct experience negotiating with and managing General Contractors and/ or large subcontractors
  • High proficiency in Project Management Best Practices
  • The ability to create and articulate an inspiring vision for the organization, not only for the areas they are directly responsible for, but the enterprise as a whole.
  • High degree of integrity and forethought in their approach to making decisions; the ability to act in a transparent and consistent manner while always taking into account what is best for the organization.

Preferred Qualifications

  • Proficiency with Procore software suite
  • Proficiency with the Microsoft Office suite, including PowerPoint, Excel, Outlook, Word, Power BI, Teams and OneNote
  • Working knowledge of construction plan sets, permit processes, building codes and regulatory landscape as it related to commercial and industrial buildings
  • Project management certification
