We are seeking a highly skilled and detail-oriented Technical Real Estate Professional to evaluate, plan, and manage renovation projects for apartment buildings. This individual will play a critical role in our acquisition and asset management teams by assessing the physical condition of multifamily properties, identifying value-add opportunities, estimating renovation costs, and overseeing project execution.

RESPONSIBILITIES
Property Evaluation & Due Diligence
Conduct thorough physical assessments of apartment buildings, including units, common areas, building systems, and site conditions.
Prepare detailed reports on building condition, deferred maintenance, and capital expenditure requirements.
Identify potential risks and recommend mitigation strategies.
Renovation Planning & Cost Estimation
Develop preliminary and detailed budgets for value-add renovation projects (unit upgrades, common areas, mechanical systems, exterior improvements, etc.).
Analyze scope of work and create accurate cost estimates, timelines, and phasing plans.
Provide input during acquisition underwriting on projected renovation costs and ROI.
Project Oversight
Manage or oversee contractors, vendors, and consultants to ensure projects are completed on time and within budget.
Monitor quality control, schedule, and cost tracking throughout the renovation process.
Resolve issues on site and adjust project plans as necessary.
Financial & Strategic Analysis
Evaluate trade-offs in renovation scopes to maximize returns within budget constraints.
Collaborate with asset management and finance teams to align renovation plans with business plans.
- Provide reporting on budget variances, project milestones, and key performance metrics.
Maintenance & Operation
Review existing maintenance contracts to assess scope, cost-effectiveness, and vendor performance.
Evaluate ongoing maintenance tasks and schedules to ensure operational efficiency and tenant satisfaction.
Confirm insurance requirements are met across all properties, including coverage for liability, property damage, and contractor compliance.
Recommend updates to maintenance protocols and insurance policies to mitigate risk and align with operational goals.
REQUIREMENTS
Bachelor’s degree in Finance, Real Estate, Accounting, or a related field. A Master’s degree (MBA or similar) is preferred.
EXPERIENCE
Bachelor’s degree in Construction Management, Engineering, Architecture, Real Estate, or related field (or equivalent experience).
Over 5 years’ of experience in multifamily property renovations, capital improvements, or related construction/project management roles.
SKILLS AND ABILITIES
- Proven ability to create and manage renovation budgets, cost estimates, and schedules.
- Strong understanding of building systems, code compliance, and construction processes.
- Financial acumen to weigh costs, savings, and returns on investment.
- Excellent organizational, negotiation, and vendor management skills.
- Proficiency with project management and budgeting software (Excel, Procore, etc.).
- Analytical thinker with an eye for detail.
