Service Manager – 1111 Light Street Apartments & Heath Street Lofts | Federal Hill

Join our team as Service Manager, leading the daily maintenance operations of 1111 Light Street Apartments and Heath Street Lofts, located in the vibrant Federal Hill neighborhood.

💰 Starting Salary: $36/hour (based on experience)
🕐 Schedule: Monday–Friday + On-Call Service

About the Role

As our Service Manager, you’ll oversee all aspects of property maintenance, ensuring our communities remain safe, attractive, and fully operational. You’ll lead a dedicated maintenance team, manage service requests efficiently, and uphold the highest standards of quality and customer satisfaction.

Key Responsibilities

  • Lead, train, and mentor the maintenance team to ensure timely and effective service delivery.

  • Diagnose and repair HVAC, electrical, plumbing, carpentry, drywall, flooring, and general maintenance issues.

  • Manage unit turnovers, move-in/move-out inspections, and ensure readiness of all units.

  • Conduct regular property inspections to identify and address maintenance needs.

  • Schedule and perform preventive maintenance programs.

  • Oversee and update work order systems, generate service requests, and monitor completion timelines.

  • Ensure compliance with company policies, operational goals, and safety standards.

Qualifications & Skills

  • HVAC Certification required (CAM-T preferred)

  • Proven leadership abilities, including team supervision, motivation, and performance management

  • Demonstrated experience in training and mentoring maintenance staff

  • Strong technical expertise in plumbing, electrical, carpentry, and general maintenance

  • Knowledge of OSHA safety regulations

  • Excellent time management, organizational, and problem-solving skills

  • Strong written and verbal communication skills

  • Proficient computer skills – ability to use maintenance software, work order systems, and email effectively

  • Exceptional customer service and conflict-resolution abilities

  • Valid driver’s license and reliable transportation required

Education & Experience

  • High school diploma or equivalent

  • Minimum 5 years of experience in commercial, residential, or industrial maintenance

  • At least 2 years of supervisory experience, including staff development and performance coaching
