Working under the direction of the Assistant Director of Facilities with multi-trades staff to carry out preventative and corrective maintenance, mechanical, and equipment repairs to MBL buildings and grounds.

MAJOR RESPONSIBILITIES:                                                        

 1.                  Conduct routine and emergency repairs, maintaining mechanical equipment, buildings, and grounds. Tasks include minor plumbing repairs, painting, flooring repairs and upkeep, general maintenance, heating and air conditioning system maintenance.

 2.                  Perform general residential repairs such as replacing bathroom fixtures, removing and replacing rotted woodwork, shingling, painting, replacing windows, masonry, repairing furniture, recognize general landscaping needs on MBL property, mowing, weeding, raking, hedge trimming, and seasonal grounds cleanup.

 3.         Maintain grounds including mowing lawns, hedge trimming, and removing trees and limbs in close proximity to buildings, roadways, and other hazardous areas.

 4.         Assist in renovations of the laboratory and dormitory space.

 5.         Member of snow removal and storm teams. Remove snow, sand parking lots and roadways on MBL property (must know how to operate truck and snowplow), taking directions from storm manager.

 6.         Serve as Category I Essential Personnel during emergencies.  Expected to be available to prepare for a storm, provide facility protection during the storm, and take the first steps towards restoring normal operations. Perform other emergency work such as hurricane preparation and damage control.  Respond to emergencies, as required, including nights and weekends.

 7.         Provide on-call coverage.

 8.         Perform other duties as required and/or assigned.

 SKILLS REQUIRED:

Must demonstrate computer literacy sufficient for mechanical skills.  Must be self-motivated and take direction well.  Must have the capacity to work as a team member within a department and, when necessary, independently with minimal supervision.  Must be able to read and interpret written instructions and technical manuals. Must have a good working knowledge of all building trades.  Must be able to safely operate all power tools required for carpentry, plumbing, and grounds work, as well as snow removal equipment, aerial platforms, chain saw, forklift, table saw, cutting and welding equipment, lawnmowers, etc.

EDUCATION/EXPERIENCE REQUIRED:

 Must have a minimum of 5 years’ relevant experience.

OTHER REQUIREMENTS:

 Post-offer, pre-employment physical examination and drug test required.  Worker must have and maintain a valid driver’s license with favorable driving record.  Worker must be available to work a flexible schedule including some weekends and evenings.

PHYSICAL CONDITIONS:

This position requires medium work (exerting up to 50 pounds of force occasionally, and/or up to 20 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects.)  Worker is required to stand, walk, sit, climb, balance, stoop, kneel, crouch, crawl, reach, push, pull, use fingertips, grasp, lift, talk, hear, taste/smell, perceive attributes of objects by touch, and perform repetitive motions.  Worker is required to have the visual acuity to operate machines.

 ENVIRONMENTAL CONDITIONS:

This position is subject to noise, vibration, moving mechanical parts, electrical current, working on scaffolding and high places, chemicals, fumes, odors, dusts, gases, poor ventilation, oils, and tight quarters which could cause claustrophobia.  Activities are performed both inside and outside occasionally in temperatures below 32 or above 100 degrees.
