JOB SUMMARY
Oversees and coordinates all aspects of physical plant operations and assigned maintenance within assigned school buildings, with a primary focus on enforcing safety protocols and ensuring full compliance with regulatory standards. Leads the planning and scheduling of custodial work, including routine services, backup coverage, and specialized project cleaning, to ensure consistent building cleanliness, operational efficiency, and quality work outcomes. Supervises and develops building service teams and contractors by setting clear performance expectations, providing regular coaching, and conducting formal evaluations. Implements team development through ongoing training, mentoring, and corrective guidance to build staff capacity and improve service delivery. Ensures custodial teams have the necessary technical support, functional equipment, and adequate supplies to perform assigned tasks effectively. Monitors work processes and drives continuous improvement initiatives, applying quality assurance measures to maintain established custodial standards. Serves as the primary liaison between School Administration, Facility Engineers, Chiefs, Lead Custodians, Custodians, and the central Facilities Operations team to coordinate resources, resolve operational challenges, and maintain a culture of safety, accountability, and operational excellence.

ESSENTIAL DUTIES/RESPONSIBILITIES
- Ensures all work areas meet defined cleanliness and safety standards at all times. Enforces occupational health and safety procedures. Investigates workplace accidents immediately, document findings, and verify corrective actions are implemented and sustained.
- Oversees recruitment, onboarding, training, and placement of custodial staff in collaboration with school administrators. Conducts timely performance evaluations with actionable feedback. Initiates and documents performance counseling, disciplinary actions, and implements improvement plans when standards are not met.
- Creates, facilitates, and adjusts custodial schedules to meet building-specific needs and maximize operational coverage. Prioritizes assignments based on urgency, facility usage, and staffing levels. Ensures schedules are communicated, followed, and reviewed regularly
- Performs scheduled and unscheduled inspections to assess custodial performance and building conditions. Uses APPA appearance levels to evaluate cleanliness. Documents findings, issues corrective directives, and follows up to confirm resolution.
- Leads custodial response to facility emergencies (e.g., plumbing, electrical, vandalism). Coordinates immediate actions to restore safe conditions. Documents incident details and recovery efforts and escalates unresolved issues to Facilities or Operations leadership.
- Monitors custodial supplies, equipment, and Small Tools and Supplies (STS). Ensures items are stored securely, maintained in working condition, programmed correctly, and tracked via appropriate documentation. Prevents loss, theft, and redundant purchases through regular audits and usage reviews.
- Tests and assesses new custodial supplies and equipment. Recommends adoption based on performance, cost-efficiency, and alignment with district standards. Tracks product trials and reports outcomes to Operations leadership.
- Logs custodial activities, inspections, and service records in the Computerized Maintenance Management System (CMMS). Ensures entries are accurate, timely, and aligned with the AACPS Preventive Maintenance Program. Follows up on open tasks and verifies closeout.
- Directs daily custodial operations and special cleaning projects using both in-house and contracted teams. Makes strategic decisions on team deployment based on scope, urgency, and cost. Evaluates procedures continuously and implements documented improvements and communicates updates to stakeholders as part of ongoing process improvement efforts.
- Maintains regular communication with Building Administrators through meetings, calls, and emails to address operational and custodial issues. Keeps records of all contacts and discussions and prepares formal correspondence for the Operations Manager as needed to ensure transparency and prompt resolution.
- Performs other related duties as assigned within the same classification or lower.

Education
- High School Diploma or Equivalency Certificate required;
- Associate's Degree in related field of education from a regionally accredited college or university preferred;
- Or an equivalent combination of education and experience which provides the required knowledge, skills, and abilities deemed sufficient to prepare the employee to successfully perform the duties of the position.
Experience
- Three (3) years professional experience in building maintenance, operations, and/or custodial service work required; and
- One (1) year experience in a supervisory or team lead role required;

Licenses and Certifications
Employee must retain active licenses, certifications, and enrollment as a condition of employment.
- Hold or be eligible for 1st Grade Stationary Engineer License issued by Maryland Board of Stationary Engineers preferred; or
- First available after appointment Introduction to School Facilities Boiler Plant Safety & Procedures Certificate issued by AACPS or equivalent outside course required; and
- Within 180 days, obtain Facility Management Professional (FMP) Credential issued by International Facility Management Association (IFMA) required; and
- Upon hire, Driver's License (DL) Class C Non-Commercial issued by Maryland or State of Legal Residence (MVA/DMV) required.
