Title: Building Engineer
Reports to Chief Engineer
Role: The Building Engineer is a person who can achieve and maintain the general appearance of the building.
Responsibilities:
- Maintain and repair all components of plumbing fixtures, cosmetics of common areas, door hardware, lighting system and electrical outlets.
- Maintain a safe path of egress to the buildings during normal and inclement weather.
- Assist other engineers in maintaining the shops and equipment rooms on site.
- Complete tenant generated work order requests the same day before lunch or leaving the property for the day.
- Perform all preventive maintenance work orders within the allocated time frame or issuance.
- Maintain work area in a professional looking manner.
- Maintain a professional image while on property, even when not on the duty.
- Keep company issued hand tools in good working condition. Responsible for replacement of lost or damaged tools if damaged by employee.
- Lift heavy objects of 70 pounds, as well work overhead with hand tools
- Wear PPE to fulfil
Job Specifications:
The Building Engineer must be a self-motivator who requires little supervision to complete tasks. Building Engineer must possess good communication and writing skills to enable employee to successfully complete work orders and communicate with tenants. Building Engineer must be in adequate physical condition to perform safely the responsibilities outlined above. Position requires ability to move, set up and operate a high lift, as well as considerable amount of time spent on ladders, and operating power tools. Building Engineer must be able and willing to aid in the duties and responsibilities of other engineers. Building Engineer must keep Assistant Chief Engineer informed of the status of projects and any problems that may affect the day-to-day operation of the building. Building Engineer to participate and work the On-Call Engineering shift, overtime and weekend projects. Outlined below are the basic skills required for this position:
- Electrical
- Knowledgeable basic use of a multi-meter
- Ability to read and understand basic wiring diagrams
- Able to conduct basic troubleshooting of AC and DC circuits
- Plumbing
- Knowledge of basic plumbing components
- Working knowledge of valves; isolation, PRV, relief, flush, temperature pressure (TP) and control
- Working knowledge of electric water heaters
- Working knowledge able to repair faucets and flush valves
- Able to conduct troubleshooting of basic water flow problems
- Carpentry
- Installation or repair of door hardware
- Ability to conduct installation of mortise and cylindrical locksets and cylinders
- Ability to replace and adjust door closures; surface or floor mounted
- Able to perform basic floor and ceiling tile repairs
- Able to produce quality painting as directed
- Basic
- Read, write, basic math and able to read a ruler
- Climb a 12’ A frame ladder and 40’ extension ladder correctly and safely
- Work from an 80’ aerial high lift
