The Land Acquisition Manager will lead the sourcing and acquisition of residential development land to support our company’s strategic growth throughout the Greater Houston area. You will identify and evaluate potential sites, negotiate purchase agreements, and manage the due diligence process from initial contact through closing. This position requires a strong network in the local real estate market, excellent negotiation skills, and the ability to collaborate across departments to bring new communities to life.
Collaboration
- Prepare community set-up form and hosting kickoff meeting with Sales, Construction, Purchasing, Operations, and Marketing.
- Collaborate with the Finance and Sales Teams to select the appropriate lots for scheduled lot purchases under contract and to ensure earnest money is paid when scheduled.
- Collaborate with Sales and Construction when incidents arise in their communities that require communication with the seller and/or developer.
- Network with local residential land development firms and homebuilders to get visibility of projects.
- Collaborate with municipalities and consultants to address zoning, entitlements, and planning issues.
Research
- Perform Due Diligence on properties during inspection periods and prior to purchase which includes software such as: LandVision, Google Earth, Zonda.
- Perform lot fit studies – ensure FAH product offering fits on challenging lots.
- Perform Inspections by driving by and walking onsite during construction and final signoff at substantial completion.
- Gather information to present to the land committee for approval to purchase lots.
Acquisition Management
- Read and understand plats and construction drawings, Community DCCRs (Declaration of Covenants, Conditions, and Restrictions), and contract terms and negotiations.
- Write and submit Letters of Intent to Sellers.
- Read and approve / red flag Title Commitments prior to lot purchases.
- Pull lot reports on current projects in InformXL to understand timing and runway of project.
- Communicates expectations and holds seller/developer responsible for contractual items.
- Maintain accurate records of all land acquisition activities, prepare reports for senior leadership, and ensure compliance with company policies and legal requirements.
- Oversee due diligence, including zoning requirements, environmental assessments, engineering studies, title review, soil reports, and municipal fee analysis.
Additional Responsibilities
- Provide strategic input on long-term land pipeline needs and market positioning.
- Represent the company at community meetings, industry events, and professional associations.
- Perform related projects and duties as assigned.
Supervisory Responsibilities
- May supervise Land Acquisition Analysts, Coordinators, or other team members as the department grows.

Education
- Bachelor’s degree in Real Estate, Finance, Business, Urban Planning, or related field.
EXPERIENCE
- Minimum of 5 years of experience in land acquisition, real estate development, or a related role within the homebuilding industry.
- Proficiency with LandVision, Google Earth, and Zonda preferred.
