The Vice President of Construction & Maintenance leads the planning, design, execution and maintenance of all projects for MIMCO’s clients and ownership groups. This executive role is responsible for directing a team of construction and design professionals to deliver ground-up development and redevelopment projects from initial concept through final construction. Vice President plays a key leadership role in coordinating site evaluation, overseeing architectural and engineering design, securing necessary entitlements and permits, and managing construction execution to ensure all projects are delivered on time, within budget, and in accordance with MIMCO’s quality standards. This position exists in a temperature-controlled environment.
Requirements
Essential/Key Functions:
- Oversee MIMCO’s Maintenance and Construction teams and their daily operations including management of maintenance and construction projects, property inspections, new tenant buildouts, operational budgets and insurance claims.
- Build and track project budgets, prepare and present status reports to other departments, property owners and MIMCO leadership.
- Pre-planning, site analysis and evaluation of various construction options to determine best design specific to property purchases or development.
- Build and maintain relationships with vendors, architects and engineers and oversee vendor negotiations and the bidding and contracting process.
- Evaluate multiple development schemes and lead the decision-making process to finalize the best plan for ground-up or redevelopment projects.
- Direct and manage all phases of design including schematic design, design development, and final construction documents in coordination with architects, engineers, and consultants.
- Lead the bid and contract negotiation process, including contractor selection and execution of construction agreements.
- Manage the permitting and regulatory approval process, ensuring all necessary entitlements are secured prior to construction start.
- Serve as lead during project execution, overseeing contractors, monitoring job progress, ensuring compliance with construction documents, and addressing issues that arise during construction.
- Ensure all projects are completed on schedule, within budget, and to MIMCO’s standards for quality and functionality.
- Work closely with peers in other departments to ensure MIMCO’s goals and business objectives are consistently met, and departments are working in alignment.
- Provide regular project updates, forecasts, and reporting to executive leadership and ownership groups.
- Lead and develop the Construction & Maintenance team through mentorship, performance management, and talent development.
- Perform in a manner that will prevent errors and omissions.
- Comply with MIMCO policies and procedures.
- Physical presence on the job is essential and necessary.

Minimum (Required) Qualifications:
Education
· Bachelor’s degree in architecture, Construction Management, Civil Engineering, or a related field required; Master’s degree or professional license preferred.
Experience
· Minimum of 10–15 years of progressive experience in real estate development, design, and construction, including experience in a senior leadership role.
Knowledge, Skills and Abilities
- Deep knowledge of construction methods, building codes, zoning regulations, and entitlement processes.
- Proven ability to manage multiple large-scale development and redevelopment projects simultaneously.
- Strong leadership skills with experience managing cross-functional teams and third-party consultants and contractors.
- Excellent negotiation, project management, and communication skills.
- Proficiency in construction and project management software (e.g., Procore, MS Project) and Microsoft Office Suite.
- High degree of integrity, attention to detail, and ability to manage complex processes and timelines.
