Position Summary:
- Compensation range: $75,000 - $80,000 Annually
- Schedule: Mon-Fri, 6am - 3:30pm
The Maintenance Supervisor will be primarily responsible for the maintenance, installation, repair, and preparation of fixed assets and infrastructure associated with Quail West. This includes but is not limited to carpentry, painting, electrical, installing and removing signs, seasonal preparations, and clean-up, minor welding, building brackets and frames as needed, and replacing concrete footings and pavers as needed.
Essential Duties:
- Requires constant coordination and communication with the Director of HOA, Grounds Manager and Privacy Access Manager.
- Supervise and assign tasks to the maintenance staff to include installation, maintenance, and replacement of mailboxes, various signage, community fencing, street lighting, sidewalks, and various other infrastructure on the property.
- Perform routine maintenance tasks including electrical, plumbing, painting, and carpentry.
- Check, inspect, maintain, and repair storm drain, sewer, and manholes.
- Supervise daily, weekly, and periodic cleaning and servicing of designed shop area and equipment.
- Operate power tools such as drills, saws, grinders, etc.
- Ability to operate Club Car utility cart, Genie Lift, Kubota tractor, and Forklift.
- Obtain estimates for supplies and repair parts. Order parts and supplies as needed.
- Will follow established safety guidelines in the performance of all duties.
- Must be familiar with technical library and follow published procedures in operation, service, and repair of equipment.
- Must work as a “team” helping other technicians and staff as required.
- Must maintain and repair shop equipment and tools as required.
- All other duties as assigned.

Requirements
- Ability to utilize Microsoft Office, (Word, Excel, and Outlook).
- Ability to read, write and comprehend correspondence, memos, and effectively present information in one-on-one and small group situations to employees.
- Ability to add, subtract, multiply and divide in all units of measure using whole numbers, common fractions, and decimals. Ability to compute rates, ratios, and percentages.
- Ability to apply common sense and understanding to carry out instructions furnished in written, oral or diagram form.
- Willing to work independently as well as manage a team environment.
- Discernment for safety and a positive attitude.

Qualifications:
- Minimum of high school diploma or equivalent.
- Requires a valid Florida Driver’s License.
- Requires flexible availability. On rare occasions, this may include holidays, nights, and weekends if necessary.

Physical Demands and Work Environment:
- The employee is frequently required to speak and hear. Must be able to experience moderate to loud noise levels in the work environment.
- The employee is continuously required to stand, walk, reach forward, and grasp for prolonged periods of time. Must be able to use arms and hands to reach for, handle, and manipulate objects and carry tools and equipment.
- The employee is frequently required to bend forward, twist, reach overhead and exercise eye-hand coordination.
- The employee is occasionally required to sit, climb, squat, crawl, crouch, exercise repetitive foot and wrist motion, finger dexterity, and eye-hand-foot coordination.
- The employee must frequently lift, carry, push, and pull up to 20 pounds and occasionally lift, carry up to 75 pounds, push and pull up to 50 pounds.
- Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
- Must be able to work in an outdoor environment (hot, humid, cold, wet) for long hours.
