Maintain and coordinate certain Sublease Management functions for all Inspire Brands restaurant locations leased or subleased to a Franchisee or Third Party tenant to help protect and safeguard its real estate assets and revenue.
RESPONSIBILITIES
Responsible for all prime landlord and subtenant change requests for the sublease portfolio which includes promptly reviewing the documentation (deed, lease assignment, address changes, etc.) to ensure we have the complete ownership title chain; timely process all changes through supplier maintenance to ensure the continued accuracy of prime landlord and subtenant notice and remittance information.
Create and update the CoStar Table of Contents for the subleased portfolio.
Promptly distribute public hearings and violation notices to the correct party for handling, add to Deal Path for tracking and follow-up until completion, escalate to a Lease Administrator, when applicable.
Responsible for circulating Right of First Refusal notices for consideration by Finance, Real Estate and Legal. Track for decision prior to deadline and notify the Prime Landlord, Subtenant and appropriate internal parties of the decision prior to the deadline.
Maintain excellent long-term relationships with external clients such as Landlords, Lenders and Subtenants as well as internal business partners such as Accounts Receivable, Real Estate, Legal, Accounting, Tax, and Risk.
Coordinate the processing of Subtenant insurance certificate changes with insurance brokers and follow-up with non-compliant certificates.
Collect, address and distribute mail and EFax correspondence accordingly for sublease portfolio.
Assist with internal department projects or special projects to assist Director or Vice President of Lease Management
Helps determine when Sublease Administration processes and procedures need to be updated.
EDUCATION QUALIFICATIONS
High School Diploma / Associates Degree
EXPERIENCE QUALIFICATION
1-4 years of office experience.
REQUIRED KNOWLEDGE, SKILLS or ABILITIES
• Strong customer service attitude.
• Proficient in Microsoft Word, Outlook and Excel.
• Ability to thrive in a fast-paced environment with constant changes.
• Ability to multi-task many activities, projects and timelines.
• Good organizational skills, attention to detail, and accuracy.
• Self-starter with the ability to set priorities and goals and work to accomplish the goals.
• A track record of building positive and respected relationships with team members and other functional departments.
• Performance driven, results orientated with a strong work ethic.
• Excellent interpersonal skills including oral & written communications with a customer service mentality.
• Displays an ownership mentality and is eager to learn the role and take on any opportunities to grow and assist the Lease Management Team.
