The Title Trainee in Residential at Land Title becomes part of a program that trains individuals with limited or no prior title experience to become a future Title Examiner. This program combines theoretical instruction with supervised, hands-on training to ensure participants acquire the necessary skills to produce basic title commitments. It emphasizes competency-based learning, with salary increases tied to demonstrated skill acquisition. The Title Trainee will be focused on learning and reviewing legal and financial documents related to property, including examining real estate titles and researching ownership.
The Title Trainee will work under training conditions, performing initial title searches to identify potential defects, liens, or encumbrances by reviewing public records, mortgages, and deeds under the guidance of experienced professionals. The specific duties vary, but the core function is to gain practical experience under supervision to become a proficient title searcher and title examiner. Responsibilities will include data entry, document compilation, and verifying property information.
This is an in-office position, Monday - Friday, 8:00am - 5:00pm.
Responsibilities:
- Understand the fundamental legal concepts of real property ownership, including deeds, mortgages, easements, liens, and encumbrances.
- Learn to navigate and utilize public records databases and online resources for title research.
- Gain proficiency in using industry-standard title production software and title plants.
- Review and markup search for all documents affecting property according to standard underwriting searching guideline stopping points and updating necessary information on the appropriate search platform.
- Learn to recognize and evaluate various types of title documents and encumbrances.
- Retrieve images and/or hard copies of documents from imaging, microfilm and/or county; compare data to order for accuracy.
- Verifies such factors as deed of ownership, real property tax parcel number, description of property’s boundaries and status of non-public, legal access.
- Develop the ability to summarize research findings in clear and concise preliminary reports.
- Identify title issues, understand basic requirements and exceptions to issues.
- Apply relevant guidelines and regulations to title examination processes.
- Prepare detailed and accurate title products, outlining all relevant requirements, exceptions, and endorsements.
- Comply with industry underwriting standards and Land Title best practices
- Compares legal description of property with legal description contained in records and indices.
- Attend training for knowledge and skill opportunities.
- Attend department meetings to establish teamwork and gather technical and corporate information.
Minimum Requirements
- A High School diploma or equivalent.
- Solid working knowledge of business software suites such as Microsoft or Google.
Working Conditions:
- Prolonged periods of sitting at a desk and working on a computer.
- Must be able to lift up to 15 pounds at times.
Compensation:
- The pay for this position starts at $41,620.80 annually, and increases as the incumbent moves through the training and licensing program. Once the incumbent completes their training, the position wage will be $46,945.60 annually.
- In accordance with Colorado state law, this position is non-exempt, and all overtime will be paid at time and a half.
- Eligible for quarterly title incentives.
- There is potential for an annual employee profit-sharing bonus based on company performance.
