Gates Hudson is seeking a compliance Specialist to join our team. The Compliance Specialist is primarily responsible for processing initial applications, annual recertifications, and interim recertifications, ensuring all documentation meets regulatory standards for various affordable housing programs (e.g., LIHTC, Section 8, HUD, HOME, Local Programs). This role is key to maintaining property compliance and supporting housing access for eligible residents
Responsibilities:Certification & Compliance Processing
- Review and process new move-in applications in accordance with affordable housing program guidelines.
- Complete annual and interim recertifications within required timelines.
- Verify applicant/resident eligibility through review of income, assets, and household composition.
- Track expiration dates and send timely notifications for upcoming recertifications.
- Maintain detailed and organized resident files, both physical and digital, in compliance with recordkeeping standards.
Communication & Coordination
- Work closely with property managers, leasing agents, and compliance team members to ensure timely certifications.
- Communicate clearly and respectfully with residents about required documents, deadlines, and eligibility status.
- Provide guidance to site staff on program requirements and compliance standards.
Audit & Reporting
- Prepare files for internal and third-party audits.
- Assist with resolution of audit findings or compliance violations.
- Run regular reports to monitor recertification status, deadlines, and outstanding documents.
- High school diploma or GED required; associate or bachelor’s degree preferred.
- Minimum 2 years of experience in affordable housing compliance or property management.
- Working knowledge of LIHTC, Section 8, HUD, HOME, or other affordable housing programs.
- Industry-recognized certification (HCCP, COS, TCS) preferred or willingness to obtain within first year.
- Proficiency in property management software (e.g., Yardi, RealPage).
- Exceptional attention to detail, organization, and time management.
- Strong communication and interpersonal skills.
