About the Department

Under the direction of the Facility and Parks Manager, perform a variety of journey level construction work, maintenance and repair duties in one or more of the building and construction trades to maintain and repair City buildings, parks, pools and cemetery facilities; perform skilled to semi-skilled maintenance duties in trade areas outside of specialty; assist in the purchase of supplies and equipment and maintain records related to work performed.


Position Duties

Perform journey level duties in skilled heating, ventilation and air conditioning work.

Install, maintain and repair systems following blueprints, schematics, manuals and applicable building codes.

Lay out, fabricate, and install mechanical, pneumatic, electrical and electronic temperature and humidity controls for heating and ventilation systems.

Install, work from, and remove scaffolding, stages, planks, ladders, jacks, and other work platforms; drive service truck as required; load and unload supplies; develop preliminary cost estimates for repairs and installations.

Trouble shoot and repair fire alarm systems and central supervisory control system components as required; order and stock temperature controls, valves, and related parts for repair and installation of electrical, mechanical, electronic and pneumatic control systems.

Operate a variety of equipment, machinery, and hand and power tools including trucks, backhoe, tractor/loader, gauges, meters and various testing equipment, specialized equipment for the trade.

Implement and perform a variety of HVAC preventative maintenance programs for City facilities, equipment, systems and machinery to include replacement of filters, belts and fluids and the lubrication, cleaning and replacement of parts as needed; provide recommendations for energy conservation improvements where appropriate.

Inspect and evaluate needed construction or repair; estimate time, materials and cost requirements; assist in acquisition of proper materials at the best price; complete purchasing documents and recommend purchase of selected materials, equipment and parts; prepare and maintain records and reports related to work performed.

Act as lead staff on projects involving specialty and assist with other projects outside of specialty; direct other staff as necessary or required.

Minimum Qualifications

Any combination equivalent to: two years’ experience in the field as a journey level HVAC maintenance, or repair technician; Valid driver's license with a good driving record; Gas Fitter II license preferred.

KNOWLEDGE OF:
Operation and proper maintenance of tools, equipment, materials, procedures and machinery used in the HVAC trade and other building and construction trades.
Applicable building codes, ordinances, fire regulations and safety laws.
Proper methods of storing equipment, materials and supplies.
Health and safety practices, regulations and procedures.

ABILITY TO:
Install, modify, test, repair, calibrate and operate a variety of mechanical, pneumatic, electrical and electronic equipment and apparatus used in heating, ventilating, air conditioning and refrigeration systems.
Perform a variety of semi-skilled maintenance and repair in trade areas outside of specialty.
Work independently with little direction or as a member of a crew.
Understand and follow oral and written instructions.
Estimate time, materials and labor needed for project completion.
Apply current HVAC technology and comply with laws, rules and methods in the building trades.


Other Qualifications

Subject to indoor, outdoor and shop environments; driving from site to site to conduct work; seasonal heat, cold, temperature changes and extreme weather conditions; noise from equipment operation.
Physical demands include heavy lifting and carrying up to 50 pounds; standing and walking for extended periods of time; climbing and bending at the waist; walking over rough and uneven surfaces; crawling, kneeling, reaching, pulling, pushing, climbing ladders and working at heights; dexterity of hands and fingers to operate power tools and equipment; seeing to observe and effect needed repairs.
Exposure to working on ladders or scaffolding; high voltage; working in cramped or restrictive work chambers; working around, and with, heavy machinery having moving parts; fumes from vehicles and equipment operation; dust, dirt, oil/grease, gases and pollen.
