WHO WE'RE LOOKING FOR

The Facilities Maintenance Coordinator supports the Manager, Facilities Maintenance in the daily activities of the facilities reactive, preventative, and predictive maintenance and operations of all assigned CapMetro locations. This position coordinates the work of the building maintenance technicians for the service providers and helps support the oversight of any other contracted services provided to accomplish the outsourced building and facilities maintenance solution.  The coordinator will assist in developing and managing the facilities/building maintenance capital and operating budgets and associated initiatives. #LI-Hybrid 

Responsibilities

WHAT YOU'LL BE DOING

  • Provide coordination of the performance of the daily activities of the facilities operations and maintenance personnel for assigned CapMetro facilities in meeting or exceeding departmental and agency expectations.
  • Assist project management on assigned tasks to ensure adequate operations and repairs for equipment, electrical, mechanical, plumbing, underground storage tanks, water treatment, industrial wastes, environmental requirements, and other facility needs.  Also support project management when requested for building modifications and upgrades. 
  • Support project managers for projects completed on assigned sites.
  • Support the coordination of all contracted services involved in the outsourced buildings and facilities maintenance.
  • Maintain and comply with OSHA, EPA, federal, state, and city codes and regulations as they apply to all aspects of the facilities including, but not limited to water processes, industrial waste, and hazardous waste.
  • Assist in implementing and maintaining facilities smart technology condition-based, predictive maintenance solutions focused on analytics and automated fault detection and diagnostics.
  • Work closely with the Building Maintenance Quality Assurance Team to fully align on priorities and improvements for a consistent and equitable facility maintenance deliverable.   
  • Monitor facility conditions and assist in implementing repair procedures to maintain building to highest quality within budget.
  • Analyze and report facilities and equipment operational issues, emergency, and potential business interruption issues in a timely manner to Management to ensure they are addressed properly with the correct visibility.
  • Monitor performance and properly coordinate solutions of building maintenance technicians.
  • Assist in the development and management of facility related maintenance programs to support the upcoming changes expected with the Project Connect and CMTA growth including, but not limited to, fleet electrification, smart technology, and electronic equipment maintenance.
  • Assist in development, maintenance, management, and enhancement of electrical safety, sustainability, energy conservation, and retro-commissioning programs.
  • Support Capital Metropolitan Transportation Authority’s Safety Management Systems (SMS) process by following safety and security policies, considering safety in every action, and reporting safety and security concerns.
  • Work closely with other CapMetro teams and employees to ensure properly coordinated and communicated maintenance and operational duties are properly performed and socialized as necessary.

  • Support Capital Metropolitan Transportation Authority’s Safety Management Systems (SMS) process by ensuring staff follows safety and security policies, considers safety in every action, and ensures safety and security concerns are reported. 

  • Perform other duties as assigned.

Qualifications

WHAT YOU BRING

  • Bachelor’s degree in environmental management, engineering, or related field.  Additional relevant experience may be substituted on a year-for-year basis for up to four (4) years.
  • Six (6) years of industrial, technical, mechanical, electrical, plumbing, and equipment experience and two (2) years of supervisory/lead experience in a building maintenance and operations environment preferred.
  • CEU/Technical training preferred.  Professional license in commercial trades preferred.
  • Extensive maintenance experience with industrial equipment, pumps, motors, hydraulics, pneumatics, and building systems.

Knowledge, Skills, and Abilities

  • Excellent diagnostic and troubleshooting skills.
  • Comprehensive working knowledge of facilities/building operating and maintenance methods and processes, quality assurance methodologies, facilities operating systems, and current labor agreement.
  • Excellent supervisory, oral, written, interpersonal communication, and customer service skills.
  • Skilled in proactively coordinating with other departments properly and professionally in the development of policies and procedures, and to establish and maintain effective working relations with employees, senior management, service providers, vendors, contractors, and the public.
  • Excellent organizational skills, multi-task effectively, and make good decisions in an expedient manner.
  • Ability to design, develop, and implement innovative and practical solutions to maintenance issues.
  • Knowledge in mechanical repairs, various electrical processes, building structures and envelopes, HVAC and building automation systems, programmable logic, welding, hot work requirements, applicable codes, commercial buildings, commercial and industrial equipment, and all other building and facility disciplines regarding repairs, maintenance, and operations.
  • Skilled in the use of software applications including Word, Excel, PowerPoint Oracle, project management, and other software solutions required to properly perform facility/building maintenance management. 
  • Detail oriented and professional team player with excellent customer relations skills that transfer to positive working relationships with clients, co-workers, tenants, contractors, and vendors.

Mobility Status:

As a Stationed position, the incumbent is expected to be assigned an individual workspace. Expected to work in the office 4 days a week. Mobility status is subject to change at any time based on business needs or organizational decisions.

This role is based in Austin, Texas and requires relocation to the Austin, Texas area prior to start date.
