What you’ll do: The SPE acts as the Project Manager (PM) on small scale projects while they continue to grow and learn by acting as the junior PM on larger projects with their current PM. This position is an internal career progression position. It is intended to advance SPEs who have gained sufficient knowledge and experience to begin managing their own small projects. It is expected that those who are promoted to this position have mastered and performed successfully as an Project Engineer (PE).

Qualified Candidates will possess the following:
- Bachelor’s Degree from accredited college or university or equivalent work experience, or combination of work and education may be substituted
- BS in Engineering, Architecture or Construction Management, preferred
- Manage small to mid-size commercial construction projects simultaneously, while ensuring financial discipline, adherence to schedule, and quality.
- Assist in the preconstruction process and plan, as requested.
- Act as the primary point of contact for the client, owner, architect, and project team.
- Write project subcontracts and develop all contract exhibits.
- Utilize Procure to save and maintain executed contracts.
- Track and understand all jurisdictional permits; reviewing comments and issuing changes to subcontractors
- Submit requests for surety bonds.
- Ensure job specific Certificate of Insurance (COI) is on file before subcontractor begins work on site, keeping it maintained and updated throughout duration of the project.
- Update construction schedule based on project team input, subcontractor progress, and materials delivery with PM oversight.
- Utilize Microsoft Project to assist superintendents in creating a three-week look ahead project schedule.
- Ensure all safety guidelines and policies are followed as communicated by rand* Safety Manager.
- Assist PM with project controls (schedules, RFIs, and submittals).
- Assemble change order pricing and revisions.
- Set up and maintain project directory to include all authorities and access rights
- Review and clean up tracking logs
- Oversee completion of punch lists.
- Obtain, review, and approve subcontractor invoices
- Mentor and train PEs.
- Create positive working relationships with subcontractors.
- Participate in candidate interviews, as requested.
Preferred Candidates will also possess the following skills:
- Understanding of project management and project sequencing
- Familiar with field trades duties and responsibilities
- Ability to negotiate with subcontractor
- Effective time management skills
- Excellent analytical and quantitative skills
- Ability to build and maintain positive relationships with clients, building owners, building managers, consultants, architects, and fellow employees
- Knowledge and familiarity with contracts.
- Basic understanding of finance principles including job cost, revenue, budgets and cash flow.
- Computer knowledge and efficiency, including Microsoft Office, Microsoft Project, and Procore
- Excellent written and verbal communication skills
- Must possess a valid current driver’s license and reliable transportation; Travel may be required
