Position Overview
We are seeking an accomplished Associate Director with deep expertise in Real Estate Tax to join our growing Tax Services team. This is a high-impact leadership role designed for a strategic thinker and technical expert who can manage sophisticated client engagements, drive tax planning initiatives, and help expand our Real Estate Tax practice. The ideal candidate will be a dynamic professional with strong technical acumen, proven experience in the real estate industry, and the ability to lead teams and cultivate meaningful client relationships.
Key Responsibilities:
- Serve as the lead tax advisor for a portfolio of real estate clients, including real estate developers, REITs, private equity firms, and high-net-worth investors.
- Manage day-to-day client relationships and ensure delivery of high-quality, value-added tax compliance and consulting services.
- Design and implement tax strategies related to real estate transactions, including acquisitions, dispositions, 1031 exchanges, partnership allocations, and cost segregation studies.
- Oversee the review of complex federal, state, and local tax returns, ensuring accuracy, timeliness, and alignment with client objectives.
- Conduct advanced tax research and technical analysis on issues such as partnership taxation (Subchapter K), depreciation methods, passive activity rules, and opportunity zones.
- Collaborate with internal specialists (e.g., SALT, international tax, transfer pricing) to deliver integrated solutions to clients.
- Provide proactive tax planning services for both closely held businesses and individual investors with real estate holdings.
- Stay current on evolving real estate tax legislation and regulations and communicate implications to clients and internal teams.
- Lead, develop, and mentor high-performing tax staff and managers, fostering technical growth and leadership development.
- Identify and pursue new business opportunities within the real estate sector by leveraging existing relationships and firm capabilities.
- Participate in strategic firm initiatives, including resource planning, operational efficiency, and technology adoption.
Qualifications:
Bachelor’s degree in accounting, Finance, or a related field; MST, JD, or LLM highly preferred.
CPA license required.
Minimum of 10 years of progressive tax experience, with at least 5 years focused on real estate taxation.
Demonstrated expertise in partnership taxation, including complex allocation methods, capital account maintenance, and basis calculations.
Strong knowledge of IRC Sections 704(b), 704(c), 1031, 754, 465, and 469, as applied to real estate and partnership structures.
Experience advising clients on entity structure planning, including LLCs, partnerships, and REITs.
Proven success in managing and delivering complex client engagements and communicating high-level tax strategies to C-suite executives, CFOs, and owners.
Advanced skills in tax research, planning, and technical writing; experience preparing and reviewing memoranda, white papers, and client presentations.
Familiarity with industry-leading tax compliance and research tools (e.g., GoSystem, CCH, BNA, RIA).
Track record of staff development and performance management, with a commitment to mentorship and team leadership.
Business development, a mindset with experience contributing to the growth of a practice area or service line.
Excellent interpersonal, communication, and project management skills.
Active involvement in professional organizations (e.g., ULI, NAREIT, AICPA Real Estate Committee) and established industry relationships is a plus.
