About the Role
As a Site Architectural Manager at Z Modular, a division of Zekelman Industries, you will play a key role in connecting early land planning, detailed design, and field execution for multifamily residential projects. This role requires strong technical judgment, coordination excellence, and a builder’s mindset to ensure work aligns with approved drawings, specifications, and design intent. The position offers the opportunity to influence project feasibility, accelerate permitting, safeguard design quality during construction, and drive schedule and cost outcomes.

You will collaborate with Architecture, Engineering (AOR/EOR), Pre-Construction, Development, Operations, and Site Construction teams, ensuring seamless handoffs from concept through close-out. This is a hybrid role based in Austin, TX or Phoenix, AZ with regular travel (~40%) between project locations.

What You’ll Do

  • Develops site plan studies to support land acquisition decisions and third-party sales opportunities.

  • Coordinates entitlement and permitting by interfacing with jurisdictional authorities and design consultants to maintain timelines.

  • Reviews PAD documents and local ordinances to confirm site compliance and development feasibility.

  • Maintains and tracks AOR/EOR agreements, amendments, and deliverables to ensure contractual alignment.

  • Leads OAC coordination for multiple projects, setting agendas, documenting decisions, and driving action items.

  • Establishes page-turn workflows with design consultants prior to construction to surface gaps and conflicts.

  • Reviews architectural, structural, and MEP drawings for constructability and modular integration.

  • Oversees construction administration across concurrent projects, aligning responses with design intent.

  • Coordinates foundation scanning and verification to confirm field conditions align with modular unit interfaces.

  • Reviews submittals, shop drawings, and samples for conformance with contract documents and codes.

  • Conducts regular site visits to verify installation quality, with emphasis on MEP coordination, envelope details, life-safety systems, and unit layouts.

  • Supports inspections, code compliance reviews, punchlist close-out, and turnover documentation.

  • Manages design milestones, deliverables, and approvals to meet project schedules and budgets.

  • Leads value-engineering analyses to balance performance, cost, and constructability.

  • Builds and mentors the architectural site support team as project volume grows.

Who You Are

  • 15+ years of architectural experience with substantial construction administration and land-planning exposure in multifamily residential.

  • Bachelor’s or Master’s degree in Architecture; Architectural Licensure (RA) preferred.

  • Deep knowledge of building systems, assemblies, and multifamily codes, including IBC, FHA accessibility, NFPA, and applicable energy codes.

  • Demonstrates expertise reading and coordinating architectural, structural, and MEP construction documents.

  • Proficient in Procore, Bluebeam Studio, and/or Newforma; working knowledge of Revit and AutoCAD.

  • Exhibits strong communication, documentation, organization, and cross-functional coordination skills.

  • Able to travel approximately 40% (local and long distance between Austin and Phoenix); adheres to PPE and on-site safety protocols.

  • Legally authorized to work in the U.S. without current or future sponsorship.

Compensation & Benefits
Below is the expected base salary range for this position. This is a good-faith estimate, and offers will be determined based on experience, education, skill set, and interview performance.
