Position: Multifamily Leasing Coordinator
Purpose: The Leasing Coordinator serves as a key representative of SVN | Second Story, responsible for supporting the successful day-to-day operations of assigned apartment communities in the downtown Chattanooga area. This role ensures strong occupancy through effective leasing and renewals. By fostering positive resident relationships and delivering excellent customer service, the Leasing Coordinator helps create a well-maintained community where residents feel valued and supported.

Key Responsibilities

Leasing & Customer Service
Manage all guest inquiries (phone, email, text) within 24–48 hours; schedule tours, conduct follow-ups, and document all interactions in AppFolio CRM platform.
Respond to initial leasing prospects within two hours of receiving inquiries in the CRM during business hours.
Actively market and pre-lease available units; maintain accurate, up-to-date listings across all advertising platforms.
Build relationships with prospects by understanding their needs and presenting the best-fit options within our portfolio
Ensure compliance with Fair Housing laws at all times.
Prepare move-in materials and conduct new resident orientations, including portal setup, rent payment, and maintenance request procedures.
Handle resident communications with professionalism and a customer-first mindset.
Freshen units daily as needed to ensure apartments look great when shown to prospects.
Lease Administration & Reporting
Monitor lease expirations and proactively manage renewals and terminations (sending renewal offers within 75-90 day timeline).
Accurately maintain resident and unit records, including renter’s insurance, vehicles, pets, and other data.
Process move-out notices, provide residents with appropriate information, and oversee accurate system entry.
Assist Property Managers with running reports to support departmental operations, including delinquency, renewals, and market surveys.
Conduct move-in/move-out inspections as directed by the Property Manager.
Property & Vendor Coordination
Conduct regular property tours and vacant unit walks to ensure curb appeal and unit readiness; submit work orders through Property Managers as needed.
Play a role in the “Make Ready” process for unit turns (7-day standard), collaborating with maintenance and property management teams.
Coordinate and communicate with vendors (janitorial, landscaping, pest control, trash) to ensure quality service delivery at the direction of Property Manager.
Enter, assign, and track work orders in AppFolio; mark completed tasks and process related billing.
Collaboration & Accountability
Attend weekly leasing meetings and other company meetings as required.
Provide monthly departmental health summaries to your supervisor.
Cultivate a positive, team-oriented environment focused on customer satisfaction and collective success.
Qualifications
Previous experience in multifamily leasing coordination or comparable sales/customer service role.
Strong organizational, communication (verbal & written), and problem-solving skills.
Self-starter with the ability to manage multiple priorities and deadlines.
High attention to detail with a solutions-driven mindset.
Proficiency in Microsoft Office and Google Workspace; AppFolio CRM experience preferred.
Physical requirements: ability to report onsite, walk properties (including stairs), and occasionally lift up to 30 lbs.
Compensation Details:
● Full-time, hourly position with commission opportunities
