The Real Estate & Facilities Manager is responsible for overseeing REIC's portfolio of rental facilities across the U.S. and Canada. This role manages property acquisition and disposition, lease negotiations, vendor and contractor relationships, and facility improvement projects to ensure operational efficiency, brand consistency, and cost-effectiveness. The manager partners closely with leadership and branch managers to support company growth while maintaining a high standard of facilities management.
Key Responsibilities
Real Estate & Lease Management
Manage the full real estate lifecycle: site selection, lease negotiations, renewals, expansions, relocations, and terminations.
Partner with brokers, landlords, and legal counsel to secure favorable lease terms.
Track and maintain lease agreements, compliance, and critical dates.
Conduct financial analysis of lease vs. ownership options.
Facilities Management & Improvements
Oversee facility maintenance, repairs, and capital improvements across the network.
Enforce standards for branch layouts, signage, safety, and brand consistency.
Manage buildouts, remodels, and expansions with contractors, engineers, and architects.
Implement preventative maintenance and ensure regulatory compliance.
Procurement & Vendor Management
Source and negotiate with vendors and contractors for services and projects.
Standardize facility service agreements to drive consistency and cost savings.
Ensure cost-effective purchasing of facility-related supplies and services.
Compliance & Risk Management
Ensure compliance with zoning, permitting, and environmental regulations.
Manage property insurance requirements and risk assessments.
Partner with Safety and Legal on landlord or compliance issues.
Lead energy efficiency projects (lighting, HVAC, EV charging readiness).
Standardize recycling and waste management programs across branches.
Cross-Functional Support
Partner with Operations, Fleet, HR, and Safety to ensure facilities support business and employee needs.
Support branch relocations, new openings, and M&A due diligence.
Technology & Systems
Maintain centralized lease and facilities management systems.
Report on lease expirations, capital projects, and maintenance schedules.
Leadership & Strategic Oversight
Provide training and guidance to branch managers on facility standards.
Oversee regional facilities staff as the company grows.
Align real estate and facilities strategy with growth plans.
Manage budgets and track KPIs for occupancy costs, facility uptime, and capital project ROI.
Qualifications
Bachelor's degree in Business, Real Estate, Facilities, or Construction Management (preferred).
5+ years of experience managing multi-site real estate and facilities, ideally in rental, construction, or industrial services.
Strong lease negotiation skills across multiple jurisdictions (U.S. and Canada preferred).
Experience managing construction and facility improvement projects.
Knowledge of OSHA, environmental, and building regulations.
Strong vendor management and procurement background.
Willingness to travel up to 50% across the U.S. and Canada.
