The Physical Plant Supervisor is a hands-on position that will lead our Physical Plant team. Responsible for planning, organizing, and supervising the day-to-day functions of the department. The supervisor will coordinate the maintenance and development of grounds, facilities, and systems, including repairs, performing regular inspections, coordinating preventive, routine or emergency work, and maintaining and updating technical records.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
The Physical Plant Supervisor coordinates the activities of and supervises team members in the maintenance and repair of the buildings, systems, and grounds of the Saint Louis Science Center, with a focus on quality workmanship, preventative measures, trouble shooting and safety.
- Supervise day-to-day tasks to ensure safety and the performance of the department.
- At the directions of the Physical Plant Manager, work with outside contractors when scope of repair is beyond in-house capabilities.
- Maintain effective preventative maintenance (PM) program by performing daily PM checks and coordinating all PM activities.
- Ensure all Preventive Maintenance (PMs) are completed and documented in a timely manner. Utilizes CMMS system.
- Ensures the scheduling and maintains HVAC and lighting systems schedules (lighting, HVAC, etc.)
- Assigns duties and monitors quality of work; assures staff conforms to organizational policies, procedures, and safety practices.
- Ensures team members have the proper tools, supplies, and equipment needed for successful task completion.
- Supervise, participate in, and assist team in maintenance and repair of equipment, buildings, and properties as needed.
- Review all new and open work orders daily and assures that all work is assigned according to department procedure.
- Monitors progress and completion of all work orders.
- Prepares and distributes weekly work order reports to Physical Plant Manager and Managing Director – Operations.
- In coordination with the Physical Plan Manager, prepare schedules for staffing coverage for events, weekends rotation, on-call, etc.
- Monitors and maintains proper inventory levels; authorizes purchase orders for work, supplies and equipment, within assigned limits
- Conduct department and/or shift meetings with team frequently to communicate organization information, status updates, schedule updates, etc.
- Attend the weekly Logistics Meeting which reviews support needs for SLSC events and activity.
- Identify, scope, coordinate, and supervise special projects and contractors as assigned.
- Recommend new or revised departmental SOPs as required when processes require updating or to improve efficiency.
- Creates and grows relationships with and serves as liaison for other departments of the Science Center.
- Performs other duties as assigned.
QUALIFICATIONS:
- Must be willing and able to work beyond the hours typically defined as a “regular” workday, which may include weekends and holidays.
- On-call duty for after-hours needs (routine and emergency).
- Ability to understand and apply safety requirements and cautions.
- Knowledge of ventilation/air conditioning, heating, refrigeration, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills.
- Strong interpersonal, organizational, and problem-solving skills.
- Versatility, flexibility, and a willingness to work within constantly changing priorities with enthusiasm.
- Functional knowledge of computer programs including Johnson Controls, TRANE, Microsoft Office, work order management system, etc.
EDUCATION/EXPERIENCE
- Associate or bachelor’s degree in related field, or an equivalent combination of related education and experience, preferred.
- Possesses knowledge of HVAC systems, refrigeration, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills.
- 5 - 7 years’ experience in a physical plant or equivalent role.
CERTIFICATES, LICENSES, REGISTRATIONS
- Valid Motor Vehicle License
- Stationary Engineers License - preferred
- HVAC Certifications - preferred
- IFMA Certifications - preferred
PHYSICAL DEMANDS
Must be able to lift and manipulate heavy objects (50 pounds regularly and 100 pounds occasionally) and work safely on various types of high lift equipment and ladders.
WORK ENVIRONMENT
Ability to work in mechanical environments where noise and dust levels are high. Ability to work safely on various types of high lift equipment and ladders up to 30 feet high. Frequent work in office environment, mechanical rooms, in confined spaces, production rooms, outdoors up to 2 hours per day; as well as rooftop, offices, galleries, and construction sites, near sensitive equipment, and in public areas of the Facility. Work done in partnerships and alone.
