Job Summary:

The Acquisition Manager – Direct to Seller Specialist is responsible for driving residential property acquisitions through both company-provided estate sale leads and self-sourced opportunities. You’ll be on the front line with homeowners—meeting families in their homes, building trust, evaluating properties, and presenting clean, as-is cash offers. Acting as the quarterback of the deal cycle, you’ll manage the process from first contact, through due diligence and Investment Committee approval, to a signed contract before handing off to the transactions/operations team.

This role requires more than sales ability—it calls for empathy, professionalism, patience, and persistence. Many clients are navigating life transitions such as downsizing, loss, or care placement decisions, and you’ll guide them through a sensitive process with compassion. Beyond estate sale leads, you will also proactively expand acquisition opportunities by networking with real estate agents, brokers, wholesalers, and other industry professionals.

All purchase offers must be submitted to the Investment Committee, which has sole discretion for approval. Performance is results-driven, with quarterly goals tied to successfully closing estate sale leads and sourcing off-market deals.

The ideal candidate is a licensed real estate professional with experience in residential acquisitions or real estate investment, strong deal-closing skills, and the ability to build lasting trust with clients and partners.

 

Duties and Responsibilities:

§  Manage and attend estate sale leads provided by the company, conducting in-home consultations to assess property value, uncover client motivations, and tailor solutions ranging from estate sale services to cash offers and care placement referrals.

§  Build rapport and trust with homeowners, present offers, and negotiate with empathy and professionalism to secure signed contracts with clean terms and required documentation (DocuSign/ZipForms).

§  Underwrite opportunities in real time by estimating ARV, repair scope, and MAO using company buy box, comps, and pricing models.

§  Prepare and submit purchase offers to the Investment Committee for approval.

§  Coordinate and oversee due diligence activities, including inspections, appraisals, title searches, building records, and legal documentation.

§  Collaborate with internal teams (Design, Project Management, Construction) to evaluate renovation scope, budget, and timelines.

§  Maintain accurate lead tracking, performance metrics, and acquisition data in Knack, and provide regular progress updates in department meetings.

§  Monitor market intelligence—comps, pricing trends, rehab costs, and competitor activity—and refine acquisition strategies with leadership.

§  Network with real estate agents, brokers, wholesalers, and other industry professionals to source additional off-market opportunities and attend forums/events to build connections.

§  Identify wholesale or alternate disposition opportunities when appropriate.

§  Consistently meet or exceed performance goals, including lead conversions, offers made, contracts signed, and deals closed.

§  Ensure compliance with all federal/state regulations and company policies, including licensing, disclosures, and do-not-call requirements.

§  Perform other duties as assigned.

 

 

Requirements:

 

§  Active California real estate license in good standing.

§  2+ years of experience doing in-home real estate acquisitions or sales, preferably in residential or distressed properties.

§  Demonstrated ability to close deals and meet performance targets.

§  Strong financial analysis and underwriting skills using Excel.

§  Excellent negotiation, communication, and client relationship management skills.

§  High emotional intelligence and comfort working with clients in transitional life stages.

§  Local market knowledge (neighborhoods, turn-times, permitting, typical rehab costs).

§  Familiarity with real estate law, purchase contracts, and escrow processes.

§  Strong organizational skills and ability to manage multiple appointments and leads.

§  Proficiency in Microsoft Office Suite and CRM or acquisition tracking tools.

§  Valid Driver’s License and reliable transportation.

 

Preferred Education and Experience:

 

§  Realtors and wholesalers who are used to working directly with homeowners

§  Experience in renovations or real estate investment operations.

§  Familiarity with care placement services or estate planning processes.

 

Physical Requirements:

 

§  Frequent local travel to client homes and job sites.

§  Prolonged periods of sitting, standing, walking, and occasional lifting (up to 15 lbs.).

§  Ability to climb stairs, kneel, and inspect interior and exterior property conditions.

§  Must be able to view digital documents and hear verbal communications clearly.

§  Repetitive motions including typing, writing, and handling paperwork.

§  Ability to pass a pre-employment physical.

 

Work Environment:

 

§  Work may involve working in an office, driving to properties, or walking properties for inspection purposes.
