JOB DESCRIPTION
Summary of the role:
- This role is responsible for driving real estate strategy across 5 South Indian states, covering new store openings, relocations, upsizing, and renovation projects. Key focus areas include site identification, market analysis, lease negotiation, and managing regulatory and contractual processes. The position plays a critical role in expanding the store footprint and enhancing asset performance through strong market intelligence and network building. Responsible for 5 South Indian states. This role will report to Head - Business Development - India
About the role:
- Identifying relevant properties based on strategic growth plans, conducting market research, and evaluating changing customer and location dynamics.
- Managing regulatory approvals, legal documentation, and contractual transitions for all property-related transactions.
- Tracking and reporting key performance indicators (KPIs) such as ROI, rent-to-revenue ratios, and time-to-launch for new locations.
- Leading site selection, feasibility studies, and lease/rental negotiations with property owners and developers.
- Building and maintaining a strong network of local brokers, landlords, and informal market sources to secure high-potential properties.
- Collaborating with cross-functional teams (operations, finance, design, legal) to ensure timely and cost-effective store rollouts.
- Monitoring competitor activity and market saturation to inform expansion strategies.
- Supporting strategic planning for retail footprint growth, as per company strategy.

About you:
- Education: Postgraduate.
- Experience:
- 10+ years
- Prior experience in Business Development and Sales.
- Preferably from the apparel industry but open to other retail sectors like Decathlon, Jockey.
- Portfolio Management: Should have experience handling a large geography and multi-project load.
- Language Preference: Should know at least one South Indian language
- Geography Preference: Must have worked in South India.
- Title Preference: BD Manager / BD Lead.
- Strong market knowledge, particularly market rental.
- Negotiation skills.
- Understanding of store development lifecycle.
- Sales background is acceptable, but BD experience preferred.
