Position Title: Utility Maintenance Technician
Reports to: Director of Maintenance
POSITION SUMMARY: Performs general building maintenance for our facilities, staff and students at assigned District schools. Duties include general troubleshooting and repairs of: carpentry, plumbing, basic electricity, heating/ventilation, bell systems, intercoms, fire alarms, roofs, minor kitchen appliances, furniture, and upkeep of grounds and athletic equipment.
FUNCTIONS OF THE JOB
Essential Functions:
- Performs plumbing repairs on building water supply and drainage system.
- Performs minor electrical repairs on building electrical system; replaces switches and outlets, ballasts and bulbs in lighting fixtures.
- Performs general carpentry work to repair and/or adjust doors and cabinetry and related items.
- Checks mechanical room and roof HVAC units to ensure proper heating and cooling of facilities; adjusts room unit ventilators as required.
- Performs a wide variety of other routine maintenance functions as required.
- Performs building maintenance duties in accordance with general practices of such trades and in a safe and conscientious manner.
- Assist outside contractors as needed.
- Performs any other tasks as assigned by supervisor.

Physical/Visual Activities or Demands: Physical/visual activities or demands that are commonly associated with the performance of the functions of this job.
- Walking, sitting, climbing, stooping or crouching, kneeling, crawling, reaching, pushing, grasping, talking, hearing.
- Normal attention: with clarity of vision at 20 inches or less as well as 20 feet or more, depth perception, ability to adjust eye to bring object into sharp focus, ability to ID and distinguish colors, and a field of vision that can be seen up and down or right to left while fixed on point, all required.
- Moderate physical demand with regular lifting of very light to light (1 to 25 lbs.) items and occasional lifting of heavy items (60 lbs. and over) with mechanical assistance.
Environmental/Atmospheric Conditions: Environmental and atmospheric conditions commonly associated with the performance of the functions of this job. Subject to both inside and outside working conditions with some exposure to a variety of physical hazards such as proximity to moving mechanical parts, electrical current, and working on scaffolding in high places. Travel between buildings required.
POSITION QUALIFICATION REQUIREMENTS
Education: Moderate knowledge of specialized/technical fields such as fundamentals of electricity, HVAC, building construction and utilities, involving thorough skills knowledge plus the application of basic theory. Basic knowledge of arithmetic, spelling, English, and grammar, accuracy in checking, posting, proofreading, and counting; requires basic skills for following procedures and utilizing applicable materials and equipment. A high school diploma plus additional broad specialized training in related areas is required. An Associate’s degree in Electricity, HVAC/R, or Plumbing is preferred.
Knowledge:
- Construction, carpentry, roofing, welding, and remodeling, including methods of construction, appropriate materials, finishes, products, and application procedures.
- Applicable state and federal, building, fire, and electrical codes.
- Care, maintenance, and safe operation of assigned equipment.
- Occupational hazards and safety precautions of maintenance work.
- Practices, methods, and material used in construction, plumbing, HVAC/R, and electrical work.
- Electricity and electrical systems; both AC and DC voltages up to and including 460-volt 3-phase power.
Abilities:
- Operate basic technical diagnostic equipment including but not limited to amp meters, voltage meters, circuit testers, and special diagnostic instruments.
- Diagnose and detect needed repairs and potential problems to structures and equipment including air handlers, HVAC systems, commercial kitchen equipment, elevators, generators, and their components.
- Detect electrical circuit problems and implement approved repairs.
Experience: Requires a minimum of three years up to and including five years of experience in general building maintenance and repair.

- Apply commonsense understanding to carry out instructions furnished in written, oral, or diagrammatic form. Deal with problems involving several concrete variables in or from standardized situations.
- Add, subtract, multiply, and divide all units of measure. Perform the operations with like common and decimal fractions. Compute ratio, rate, and percent.
- Perform reading, writing, and speaking at an intermediate level.

Computer and related software, copy and fax machine, various maintenance tools and equipment.
