About the Role:
The Regional Property Manager will oversee the operational, financial, and administrative functions of multiple real estate properties within a designated geographic area. This role is pivotal in ensuring that all properties under management meet or exceed performance goals related to occupancy, tenant satisfaction, and profitability. The manager will lead and support on-site property teams, coordinate maintenance and capital improvement projects, and implement strategic leasing and marketing initiatives. They will also be responsible for budgeting, financial reporting, and compliance with all relevant laws and regulations. Ultimately, the Regional Property Manager will drive the success and growth of the property portfolio by fostering strong tenant relationships and optimizing asset value.
Minimum Qualifications:
- Bachelor’s degree in Real Estate, Business Administration, Property Management, or a related field.
- Minimum of 5 years of experience in property management, with at least 2 years in a supervisory or regional management role.
- Strong knowledge of property management software and financial reporting tools.
- Demonstrated ability to manage multiple properties and lead diverse teams effectively.
- Familiarity with relevant real estate laws, regulations, and industry best practices.
Preferred Qualifications:
- Certified Property Manager (CPM) or similar professional designation.
- Experience managing both residential and commercial property portfolios.
- Advanced proficiency in budgeting, forecasting, and financial analysis.
- Strong background in leasing and marketing strategies within the real estate sector.
- Experience with sustainability initiatives and energy-efficient property management.
Responsibilities:
- Manage day-to-day operations of multiple residential and/or commercial properties across the region, ensuring high standards of maintenance and tenant service.
- Supervise, train, and evaluate property managers and support staff to maintain consistent operational excellence.
- Develop and implement leasing strategies to maximize occupancy rates and rental income.
- Prepare and manage property budgets, monitor financial performance, and provide regular reports to senior management.
- Coordinate with vendors, contractors, and service providers to ensure timely and cost-effective property maintenance and improvements.
- Ensure compliance with local, state, and federal regulations, including fair housing laws and safety standards.
- Address tenant concerns and resolve issues promptly to maintain positive tenant relations and retention.
- Analyze market trends and competitor activities to identify opportunities for portfolio growth and improvement.
